Three-dimensional floor plans are a new listing feature real estate agents specializing in luxury-home markets are using to showcase homes to potential buyers, according to the Institute for Luxury Home Marketing. The Institute recently partnered with Sound Light and Motion (SLAM), an animation and multimedia company, and will feature SLAM’s 3D floor plans on its Web site as the latest in listing technology.

Three-dimensional floor plans enable real estate agents to convey to potential buyers a home’s entire layout and allow buyers to comprehend scale, dimensions and features. SLAM’s service allows users to upload some initial property information and a scanned image and receive a 3D floor plan within three days.

“In addition to enhancing an online listing, 3D floor plans can also be used in printed material. They do not require specialized technology to view and they offer prospects the ability to easily understand and evaluate the layout and flow of a house, the relative room sizes, and the location of doors and windows,” Laurie Moore-Moore, CEO and founder of The Institute for Luxury Home Marketing, said.

Even though 3D modeling has been around for some time, poor visuals and high costs have limited its use in the real estate marketplace, the Institute said. Technological advances have resulted in modern floor plans with soft edges, texture and depth that create a warm and uniquely rich image.
