  • There were 2191 single-family homes listed under $500,000 in Baltimore County during the month of July.
  • Baltimore City had 2,995 condos listed under $300,000, down 44 units from the previous month.
  • Median list price for single-family homes over $500,000 ticked up 0.64 percent on the 30-day trend in July to $689,400.

Time for your Baltimore real estate update: According to Tim Montoya, a Realtor with Long & Foster Real Estate, there are 6,763 current listings in Baltimore County. Nearly half of them are condos listed under $300,000.

From June to July, median and average list prices didn’t shift too much, according to Montoya’s data. In Baltimore County, average list prices for single-family homes priced under $500,000 was $261,382. The median list price for homes in the same category dropped only $4,000 from the previous month to an even $240,000 in July.

Single-family homes priced over $500,000 in Baltimore County were an average $882,638. Median list price for the same homes, according to Montoya’s data, was $689,400. Both median and average list price went up from June’s numbers, but only $7,000 and $4,000, respectively.

In the city of Baltimore, average list price for sub-$500,000 homes actually dropped month-over-month to $209,776. Median list price in the city inched up to $200,000.

Inventory for single-family homes in Baltimore County reached an available 2,931 single-family homes in Baltimore County in July.

Condo inventory in Baltimore City and County

Condo sales lagged from the previous month, the data show, with units staying on the market for longer periods of time through July. The average active days on market for condos and townhome inventory priced under $300,000 was 114 days. For units priced over $300,000, the average DOM extended to 111 days from June’s 99-day average.

Average list price for condos in the city was $115,914. Median list price for condos was $100,000. Both average and median list prices dropped from June to July, but only slightly. As of July 28, there were a total of 3,224 condos listed under $300,000 in Baltimore County. In the city of Baltimore, there were 2,595 condos priced below $300,000.

Condos priced over $300,000 in Baltimore County averaged 104 days active on the market. This is 11 more days than the previous month.

Average price for condos and townhomes in this category was $558,288. The median list price for condos over $300,000 was $399,990.

Inventory for Baltimore County for condos and townhomes reached 3,832 during the month of July. June’s inventory showed only a handful more of available units.
