When Josh Anderson first came into the real estate business 10 years ago, we were experiencing a new wave of easy-button temptations; including online portals that promised prosperous leads, swanky websites and online marketing.

However, growing up on a farm in Tennessee, Anderson always knew there wasn’t any way around a hard days work if you want to succeed. He later built on upon these lessons during the eight years he served in Army, including a 10-month tour in Afghanistan with Operation Enduring Freedom.

The habit of discipline in serving at home and abroad have been the secret to his success, as he closes the year with over $100 million dollars in real estate sold.

When his day begins at 4:42 a.m. each morning, he is focused and determined to only do things that make him money and get him closer to his goal. So, what is the most important thing to do each day for this top producer?

Lead generation.

If you were waiting for a sexy, easy, one-trick gimmick, you’re out of luck. Anderson said that doing the basics consistently has been what’s grown his team’s success and turned a profit margin of nearly 42 percent.

With 73 percent of his business coming from past clients, sphere of influence and agent referrals, buying leads with fancy sites isn’t something you’ll see here.

The daily calls, the multiple client events and even the yearly birthday card — Anderson and his team have their eyes on long-term relationships, not quick commissions.
