Nashville poised for strong retail, warehouse growth

A recent study by the National Association of Realtors has listed Nashville, Tenn., among the nations leaders in future retail growth and warehouse demand; growth is also predicted in the multifamily market.

Nashville is listed among the top 10 cities in the country projected to experience retail growth within the next 12 months. Only seven cities in the survey were projected to have a stronger growth rate in 2005 than Nashville, which is projected to see retail occupancies increase between 2 percent and 3 percent.  more...

Inland Western purchases Dallas shopping center

Inland Western Retail Real Estate Trust purchased the 148,806-square-foot Lincoln Park retail center in Dallas, Texas.

The value of the transaction was not disclosed.

Lincoln Park, which sits on 1.2 acres, marks Inland Western's debut in the city of Dallas.

A 50,000-square-foot Tom Thumb grocery store anchors the property, which also features Barnes & Noble, The Container Store, Cheesecake Factory, T-Mobile and several local retailers.

SoCal investor lands offices, parking

Marcus & Millichap negotiated the sale of the 107,195-square-foot South Robertson Building in Los Angeles.

The value of the transaction was $20.2 million.

The South Robertson Building is located at 3000 South Robertson Blvd. The four-story suburban office property was constructed in 1986. The sale also included an adjacent five-story monitored parking structure.

Major tenants include the Los Angeles Unified School District, Samra University and Corinthian Colleges.  more...

CEO confidence sinks

Chief executives' confidence in the nation's economy, which had retreated to 70 in the second quarter, sagged again in the third quarter of 2004, finishing at 63. A reading of more than 50 points reflects more positive than negative responses.

"CEO confidence has slipped considerably over the past two quarters, as both current conditions and expectations have softened," said Lynn Franco, director of The Conference Board's Consumer Research Center.  more...

The Mortgage Bankers Association today released a new mortgage market report that details the number and dollar amount of mortgage originations sold by type of purchaser. The new report, 2003 Mortgage Originations by Purchaser Type and State, breaks purchase originations into totals by all of the major players in the secondary market for each state.  more...

ForSaleByOwner.com expands with foreclosure sales

ForSaleByOwner.com is launching a service to help financial institutions and brokers sell real estate-owned (REO) homes inventory. The new company, ForeclosureTimes.com, will enable banks and real estate agents to sell foreclosed properties without paying fees.

ForeclosureTimes.com will be "open to everyone, but in tune to the needs of financial institutions and brokers, which sell the majority of foreclosed homes in the U.S.," said Colby Sambrotto, COO of ForSaleByOwner.com. Real estate purchases decline

Overall mortgage applications dropped 9.2 percent last week on a seasonally adjusted basis, according to the Mortgage Bankers Association's weekly survey.

The MBA seasonally adjusted purchase index decreased by 4.9 percent to 436.3 from 459 the previous week. The seasonally adjusted refinance index decreased by 14.2 percent to 1,949.2 from 2,270.8 one week earlier.   more...

Overnight mortgage rates fall

Long-term mortgage interest rates were lower Tuesday, and the benchmark 10-year Treasury bond yield slipped to 4.1 percent.

The 30-year fixed-rate average dropped to 5.33 percent, and the 15-year fixed-rate fell to 4.74 percent. The 1-year adjustable was down at 3.21 percent.

The 30-year Treasury bond yield decreased to 4.88 percent.

Gated community rocked by fatal accident

James Hauser was a passenger in a car driven by Jack Incorvia within a gated community where the roads are owned by the homeowner's association. After attending a series of parties at homes within the community where he consumed illegal drugs and alcohol, intoxicated Incorvia drove his car off the road into a tree, killing passenger Hauser.

Hauser's minor child, Jaylee Titus, brought this lawsuit against the homeowner's association and its security service for premises liability damages arising from Hauser's death on the homeowner association road.  more...

Restoring cabin siding to a gem-like state

Q: We recently purchased two cabins on the water at Clear Lake (Calif.) that were built around 1950. The property had been derelict for at least 30 years.

Both cabins have redwood siding that appears to have been given a clear coat of varnish or shellac. Most of the coating is gone. The wood is silver/gray and fairly soft. Most of what was left of the varnish has come off as we brushed the wood with a natural-bristle brush. We're afraid to use a wire brush or power wash because the wood is so soft. Yet certain areas require more cleaning. Should we sand at all?  more...
