State Farm sells class A property

Madison Capital, a joint venture of Principal Property Group LLC and Bluestar LLC, purchased 15 Corporate Place South, an institutional-quality, 160,000-square-foot office building in Piscataway, N.J.

The value of the transaction was not disclosed.

State Farm Insurance was the seller of the class A office building, which it substantially renovated in 1997.

Existing tenants include Samsung SDS America and Unum/Provident.  more...

Staubach brokers New Jersey lease expansion

The Staubach Co. negotiated a 255,600-square-foot lease agreement renewal and expansion on behalf of Freeman Decorating Services Inc. in Kearny, N.J.

The value of the transaction was not disclosed.

The property is located at 909 Newark Turnpike.

Since 1927, Freeman has been a full-service contractor for expositions, conventions, corporate and special events and exhibit programs across North America.

The Staubach Co. is a global, full-service real estate advisory company.

Branch Realty scoops up Arizona apartments

Marcus & Millichap arranged the sale of two apartment properties totaling 622 units in Arizona.

The total value of the transactions was $21.6 million.

The 336-unit Country Creek Apartments, located at 7111 N. 75th Ave. in Glendale, sold for approximately $11 million. The garden-style property was constructed in 1984 and encompasses 212,440 rentable square feet on 14 acres. Occupancy was 84 percent at the time of sale.  more...

Cendant buys Sotheby's real estate brokerage

Cendant Corp. today announced it has acquired the residential real estate brokerage operations of Sotheby's International Realty and entered into an agreement with Sotheby's for a 100-year term. The term consists of an initial 50-year term and a 50-year renewal option, whereby Cendant will license the Sotheby's International Realty brand in exchange for a licensing fee to Sotheby's.  more...

Mortgage lenders are jumping on the outsourcing-to-India bandwagon. But they're keeping their plans and actions under wraps in the politically charged debate over how foreign outsourcing affects workers in the United States.

Cold weather keeps builder sentiment under wraps

Real estate heats up Wisconsin

Wisconsin home sales set an all-time record high in 2003 with an estimated 119,000 homes sold, according to the Wisconsin Realtors Association.

The sales record set in 2003 occurred despite sales moderating in the fourth quarter. A seasonally adjusted total of 30,250 homes were sold in the state between October and December of 2003.  more...

Stewart announces record results

Stewart Information Services Corp. (NYSE: STC) today reported that for the second year in a row, annual revenues, net earnings, orders and earnings per share during the fourth quarter and year-end 2003 were the largest in the company's history

Revenues for the year 2003 were $2.2 billion, a 26 percent increase from 2002. Net earnings for the year 2003 were $123.8 million, or $6.88 per share, compared with net earnings of $94.5 million, or $5.30 per share, for 2002. Stewart's assets now exceed $1 billion for the first time in the company's history.  more...

Canadian real estate sales slip

Canada's major market home sales in January via the Multiple Listing Service totaled 24,046 units on a seasonally adjusted basis, down from 25,024 units in December, according to the Canadian Real Estate Association

However, seasonally adjusted new listings amounted to 37,763 units in January, up 3.6 percent from the same month last year.  more...

Buyer suspicious of team home inspectors

Dear Barry,

My Realtor has recommended a pair of home inspectors who work together as a team. At first, this seemed like a good idea. But then another inspector I talked to argued against having a two-person inspection. He said I would most likely receive a checklist-type report rather than a narrative. He also said I'd have trouble getting answers to questions after I buy the home because I'd have to determine who inspected what. Maybe this two-person deal is all about saving the Realtor's time.
