U.S., world economies poised for boom

The U.S. and major world economies are on the threshold of a genuine economic boom and will likely record their best years since 1984, according to The Conference Board's latest economic forecast released Monday.

The Conference Board said U.S. growth will reach 5.9 percent this year, while global growth will hit about 5 percent. Most parts of the world are growing at 6 percent or better, although Europe and Japan are lagging in the 3 percent range. This number still reflects healthy growth for both of these regions.  more...

New Realtor ads to air on TV, radio

The National Association of Realtors public awareness campaign will return to the airwaves this month for the seventh year with two new television and three new radio advertisements featuring home buyers and sellers recounting real-life marketplace experiences.

The new ads, which break on network radio the week of Feb. 9 and on network television the week of March 8, conclude with a call to action: "Ask if your agent is a Realtor, a member of the National Association of Realtors."  more...

Vacancies increase for rental real estate

National vacancy rates for rental units in the fourth quarter increased from a year earlier, while homeowner vacancies remained virtually the same, the Department of Commerce's Census Bureau announced today.

Rental housing vacancy rates were 10.2 percent in the fourth quarter, up from 2002's fourth-quarter revised rate of 9.3 percent, and slightly higher than the third quarter's 9.9 percent rate.  more...

Mortgage interest rates flat

Long-term mortgage interest rates were virtually unchanged Monday, and the benchmark 10-year Treasury bond yield increased to 4.15 percent.

The 30-year fixed-rate average slipped to 5.39 percent, and the 15-year fixed-rate remained at 4.7 percent. The 1-year adjustable was up slightly at 3.31 percent.

The 30-year Treasury bond yield increased to 4.98 percent.

Homeowner tax breaks lost in translation

If you are a homeowner who wants to be aware of virtually every possible tax saving break, "J.K. Lasser's Homeowner's Tax Breaks" by Gerald J. Robinson Esq. is a good guidebook. It highlights almost every home ownership tax benefit, usually making the explanations easily understandable.

However, the book should contain a warning on the front cover stating, "Information in this book should be verified with your personal tax adviser because the author failed to include documentation to support his statements."  more...

Should old home inspection reports be disclosed?

Since buying our home, we've learned that another buyer nearly bought it about six months ago. That person hired a home inspector, and copies of the report were given to the sellers and their agent. But nothing was mentioned about the report when we bought the property, and we want to know if they were required to disclose the information in that report. –Betty

Real estate tip: Tax delinquency impedes home sale

It can be. If you fail to pay your mortgage or tax bill, your lender or tax agency can place a lien on the property. A lien is a claim against the property and must be satisfied before the property can be sold.

Investcorp dumps office, apartment properties

Investcorp recently sold Washington Plaza in Piscataway, N.J., and Monthaven Park Apartments in Nashville, Tenn., for undisclosed prices.

Investcorp, in partnership with Crow Holdings and Lincoln Equities Group, sold Washington Plaza on Jan. 22, 2004. The acquirer of the property is TA Associates Realty of Boston. The property is a 198,780-square-foot office building located in Piscataway. The Metropolitan Area Financial Services Group of Cushman & Wakefield represented the Investcorp/Crow/Lincoln partnership exclusively in this transaction.  more...

Essex acquires Marina City Club

Essex Property Trust purchased the improvements of Marina City Club, which include a 101-unit promenade apartment community, an adjacent marina with approximately 340 boat slips and assorted retail space in Marina del Rey, Calif.

The value of the transaction was approximately $27.7 million.

Marina City Club comprises 7 one-bedroom/one-bath units, 67 two-bedroom/two-bath units and 27 three-bedroom/two-bath units. A 2,500-foot pedestrian promenade bisects the apartment community and the marina.  more...

Vin Sanh moves NorCal headquarters

Colliers International represented both parties in Vin Sanh Properties' 124,840-square-foot purchase from Makita U.S.A Inc. in Fremont, Calif.

The value of the transaction was $6.3 million.

The manufacturing/warehouse building is situated on approximately 9 acres at 41850 Christy St.

Vin Sanh Properties will use the property as its regional headquarters and sales office for specialty food distribution.  more...

Devon Energy expands in Houston

Trizec Properties announced that Devon Energy Corp. will lease an additional 188,300 square feet of space at Devon Energy Tower Two Allen Center in Houston, Texas.

The value of the transaction was not disclosed.

The lease increases the company's total presence at the Allen Center complex to 424,000 through January 2012.

Devon Energy Tower Two Allen Center is a 36-story, 996,000-square-foot office tower located at 1200 Smith St.  more...
