Hot real estate Web sites land leads, close deals

By Jessica Swesey, Friday, April 2, 2004.

Real estate Web sites come in all shapes and sizes, but while some engage people's interest well enough to keep their attention for hours, others manage to log only 30-second visits. The Web sites home buyers and sellers find most valuable share such common characteristics as for-sale homes listings data, school reports and multiple-language capabilities, vendors say.  more...

Mortgage rates rise on favorable jobs report

By Lou Barnes, Friday, April 2, 2004.

Mortgage rates are quickly approaching 6 percent on news that Clouseaus at the Department of Labor have discovered previously suspected but invisible jobs.

Lots of them: January and February reports combined to miss 107,000 jobs now found, and 308,000 in March. That last number may be as high-side wrong as the first-reported 21,000 in February was on the low side, but the credit markets must assume that March and the prior-month revisions are correct, and that the Fed's patience will soon be exhausted, and then run for cover.  more...

Foreclosure real estate could be good find

By Inman News, Friday, April 2, 2004.

It's a market serious investors might just steer clear of altogether. After all, the concept of investing in a foreclosed property has all the markings of a good deal. But this risky market is also fraught with companies that promise, but don't always provide, reliable data or truly good deals.  more...

Web sites not exempt from fair housing

By Marcie Geffner, Friday, April 2, 2004.

Web site operators and online advertisers should be held no less accountable than their print-world counterparts for illegal discrimination in for-sale and for-rent housing advertisements. The Web may be a more open and innovative platform than print media ever has been, but openness, innovation and even relative novelty are no excuse for failure to comply with federal and state fair housing laws that protect home buyers and renters.  more...

Will telling truth cost me my first big sale?

By Inman News, Friday, April 2, 2004.

Dear Real Estate Ethicist,

I am a new real estate agent waiting for my first sale. Last weekend, I showed a house to a client who instantly fell in love with the house and is anxious to make an offer slightly above asking price. She was starry-eyed; I was stunned and quite frankly, I think she is overpaying for a fixer-upper on a weird lot that will cost a fortune to repair. I want this first sale so bad I could die, but I am worried about my client. –Worrywart

How can I avoid real estate probate costs?

By Robert Bruss, Friday, April 2, 2004.

Why are titles to millions of U.S. houses, condominiums and investment properties held in their owner's revocable living trusts? Could it be these real estate owners know something most of us don't know?

Although it has been almost 40 years since Norman F. Dacey wrote his best-seller book "How to Avoid Probate," which sold more than 1.5 million copies, most homeowners and realty investors still are unaware of the benefits of living trusts.

Below-grade plumbing a growing real estate concern

By Paul Bianchina, Friday, April 2, 2004.

As land prices increase and builders and homeowners alike continue to look for cost-effective ways to increase living space, one "new" solution has been to go below ground. Basements, once a part of virtually every home, have seen a revival of sorts in recent years.

But below-grade building has its own set of problems, not the least of which is how to get plumbing in below-grade bathrooms, utility rooms, shops or other areas to flow uphill. If adequate slope from the plumbing fixtures to the sewer line is simply not possible, your only other solution is a sewage discharge pump.  more...
