Dear Bob,

I am one of those senior citizens (age 79) you often write about who is house-rich but cash-poor. My home, which I dearly love, is worth at least $500,000. Since my husband passed away about four years ago, I realize what a valuable asset my home is because it has no mortgage. Where could I live so cheaply? My only household expenses are maintenance, utilities, insurance and dreaded property taxes.

There are obvious considerations, such as choosing a reputable agent with experience in the area where you want to buy or sell. Here are a few not-so-obvious points to keep in mind.

Beware of investment advisor scoundrels

"I have a recently purchased home with a $180,000 mortgage for 15 years at 4.63 percent. My new investment advisor suggests refinancing into a new 30-year mortgage at 5.85 percent to 6 percent, and investing the difference in payment. He says this will allow us to retire sooner. I am 61 and was planning on retiring at 66. I understand his argument, but I hate to give up the ultra low 4.6 percent interest rate and the peace of mind of paying off the house sooner."

Mortgage rates move higher

Long-term mortgage interest rates were slightly higher Friday, and the benchmark 10-year Treasury bond yield climbed to 4.45 percent.

The 30-year fixed-rate average increased to 5.69 percent, and the 15-year fixed-rate rose to 5.01 percent. The 1-year adjustable was up at 3.18 percent.

The 30-year Treasury bond yield increased to 5.24 percent.
