Stonebridge Ranch sells in Arizona

Hendricks & Partners brokered the sale of Stonebridge Ranch, a 392-unit apartment community in Chandler, Ariz.

The value of the transaction was $32.5 million.

The property, located at 575 West Pecos Road, opened in 2002. The class A community offers 9 spacious floor plans, a density of less than 15 units per acre and full common-area amenities, including detached garages.

San Diego-based Fairfield Stonebridge L.P. sold the property to Chandler Stonebridge L.P. of San Diego.  more...

Massachusetts office complex changes hands

CB Richard Ellis/Whittier Partners negotiated the sale of Two and Three University Office Park in Waltham, Mass.

The sale price was not disclosed.

The property is a 278,000-square-foot, two-building complex that was 75 percent leased at the time of sale. The property includes two six-story office buildings with an attached two-story, 183-space parking deck located on Sawyer Road, next to Brandeis University.  more...

Realtors extend online listings deadline

Multiple Listing Services owned by Realtor groups now have until Jan. 1, 2005, to implement the National Association of Realtors' virtual office Web site (VOW) policy, which governs how brokers can display one another's home listing data online.

NAR's Board of Directors voted to push back the deadline during its midyear legislative meeting Saturday in Washington, D.C. The deadline already had been extended from Jan. 1 to July 1, 2004.

Builder confidence holds steady

A reported rise in the traffic of prospective home buyers at model homes has kept builder confidence steady, the National Association of Home Builders reported today. The association's Housing Market Index, which gauges monthly builder sentiment, matched April's reading of 69.

Real estate officials issue preemption warning

An organization of state-level government officials who regulate real estate brokerage businesses has taken a position that national banks shouldn't be exempt from state real estate licensing laws and regulations.

"Federal legislation or administrative direction must not contain any provision that exempts national banks or their operating subsidiaries from state or territorial real estate licensing laws and regulations now in place in each jurisdiction," the Association of Real Estate License Law Officials said in a statement today.

Mortgage holders have higher credit scores

A study released today by Experian Consumer Direct has found that consumers with at least one open mortgage have higher credit scores than those who don't.

The average Experian PLUS Score for consumers with at least one mortgage is 716, compared to 667 for consumers who don't have a mortgage.

The study also found the average mortgage amount is about $136,000 for U.S. consumers. Only 10 percent of consumer mortgages exceed $250,000.  more...
