University of Maryland to add student housing, retail space

University Town Center has broken ground on 725,000 square feet of mixed-use space at University Town Center in Hyattsville, Md.

Between now and mid-2006, the existing 1.3 million square foot office complex, located across the street from the Prince George's Plaza Metro station, will add a unique 16-story residence for some 900 college and graduate students at University of Maryland, a 16-screen movie theater, and more than 250,000 square feet of retail space.   more...

Storage USA portfolio trades hands

Marcus & Millichap arranged the sale of a 14-property Storage USA Portfolio spread across three states.

The portfolio sold for approximately $66.3 million.

The portfolio totals 9,469 units and 1.1 million square feet. It consists of 10 facilities in southern California, as well as three properties in Arizona and one in Nevada. Five of the southern California properties are located in San Bernardino, with another four in the Palm Springs area. Two of the Arizona properties are located in Phoenix, and the other is in Mesa.  more...

Northwest investor buys Phoenix apartments

Hendricks & Partners brokered the sale of Belaflora, a 185-unit apartment community in Phoenix, Ariz.

The value of the transaction was $16.1 million.

The property is located at 5302 East Van Buren Ave. It was built in 2002 and offers a full complement of class A multifamily amenities. Belaflora's average unit size is 785 square feet.

Newport Beach, Calif.-based Phoenix Belaflora Apartments LLC sold the property to Belaflora Associates LLC of Seattle, Wash.  more...

Economic uptick sparks interest-rate panic

Last summer's rate panic reached this same point–6.5 percent for low-fee 30-year loans–and then retreated, in nine months back to the sub-5.5 percent record.

Only a few weeks ago, Kelly Egan and her fiancé Mike Rogers were looking at for-sale houses about once a week in Dubuque, Iowa. That was as much time as they believed they could spend house hunting given their commitments at school, work and church.

'Super termites' attack real estate

The fight goes on in New Orleans, La., and 10 other states against the Formosan subterranean termite, a particularly destructive breed of termites that has been dubbed the "super termite." The U.S. Department of Agriculture's Agricultural Research division reports that these termites, which likely arrived in the U.S. on ships sailing back from the Pacific after World War II, cost homeowners about $1 billion each year in damages and pest control costs.

Fewer homeowners plan to refinance

Only 8 percent of consumers plan to refinance their mortgages in the next year, down by half from the 16 percent who had planned to refinance in October 2002, according to the Cambridge Consumer Credit Index.

Of those surveyed, 35 percent have refinanced in the past two years, up from 24 percent who had done so in 2002.  more...

Midsized real estate title agencies get squeezed

Preliminary results from a new survey of independent title agents show that medium-sized agencies are disappearing nationwide.

The Independent Title Agent Survey 2004 measures the perceptions, technology usages, trends and business practices and relationships of independent title agents. Based on results of the 300 telephone interviews completed so far, the report has found that about 80 percent of the independent title agents are small, or have less than $3 million in revenue and sales.  more...

Overnight interest rates shoot higher

Long-term mortgage interest rates continued to rise Thursday, and the benchmark 10-year Treasury bond yield moved up to 4.6 percent.

The 30-year fixed-rate average climbed to 5.92 percent, and the 15-year fixed-rate jumped to 5.25 percent. The 1-year adjustable was unchanged at 3.26 percent.

The 30-year Treasury bond yield increased to 5.37 percent.

Rates are current as of 7:15 p.m. Eastern Standard Time.

Mortgage rate figures are according to Bankrate.com, which publishes nightly averages based on its survey of 4,000 banks in 50 states.  more...
