Berwind lands New Jersey corporate campus

Berwind Property Group purchased 330-350 Carter Road, an approximately 300,000-square-foot corporate campus in Princeton, N.J. 

The value of the transaction was not disclosed.

The three-building campus is situated on approximately 190 acres and can accommodate an additional 500,000 square feet of development.

The existing buildings include a newly renovated, 76,000-square-foot research and lab facility leased to Lexicon Pharmaceuticals, an approximately 200,000-square-foot former office/research facility and a 25,000-square-foot office building.   more...

Weingarten bags Georgia retail, industrial centers

Weingarten Realty Investors purchased Village Shoppes of Sugarloaf, in Lawrenceville, Ga., and Southside Industrial Parkway, in Atlanta.

The total value of the transactions was not disclosed.

Village Shoppes of Sugarloaf, located at the northwest corner of Sugarloaf Parkway and Five Forks Trickum Road, is a 147,800-square-foot shopping center anchored by Publix. It was 98 percent occupied at the time of sale. Other tenants include Hollywood Video and Washington Mutual.  more...

Economy braces for rising interest rates

Mortgage rates stayed about the same this week, 6.25 percent to 6.375 percent for the lowest-fee deals, but the underlying Treasury market deteriorated, rates rising, after a fierce speech by Federal Reserve Chairman Alan Greenspan.

"Fed Signals Aggressive Rate Stance" trumpeted The Wall Street Journal; true, but only as a conditional matter. Greenspan recited the Fed's oft-stated faith that inflation will not accelerate in a troublesome way, and then said, "Should that judgment prove to be misplaced..." before threatening to tighten more and faster.  more...

Mortgage rates trend higher

Long-term mortgage interest rates were up Thursday, and the benchmark 10-year Treasury bond yield dropped to 4.79 percent.

The 30-year fixed-rate average inched up to 6 percent, and the 15-year fixed-rate rose to 5.37 percent. The 1-year adjustable was up slightly at 3.5 percent.

The 30-year Treasury bond yield decreased to 5.47 percent.

When Robert G. Allen wrote his best seller real estate book "Nothing Down" more than 20 years ago, he taught home buyers and realty investors it was possible to buy property without cash from the buyer's pocket.

But a nothing-down purchase doesn't mean the property seller won't receive cash. In fact, sellers often receive 100 percent cash. However, that cash didn't come from the buyer in a nothing-down sale.
