Greenspan predicts real estate boom to end

The housing boom has seen its last days, U.S. Federal Reserve Chairman Alan Greenspan said today. The Fed expects home sales to plateau in the months ahead from current highs and home prices to stop rising.

"We perceive that the very strong expansion in new and existing home sales is now flattening out, and the really quite unexpected boom in home sales over recent years is unlikely to be continued," Greenspan said today during a Senate Banking Committee hearing, according to an AFP report.

"Our forecast is generally flat, not in price, but in aggregate volumes.  more...

Future bright for commercial real estate

The improving economy and rising job market mean the fundamental demand for commercial real estate space will rise over the course of the year and create an even stronger demand that will see rising rents in 2005, according to the National Association of Realtors Commercial Real Estate Quarterly.

David Lereah, NAR's chief economist, said 1.2 million payroll jobs were added to the economy during the first five months of this year.  more...

Washington mall sold through 1031 exchange

Faris Lee Investments recently negotiated the sale of Everett Mall, a 673,000-square-foot shopping mall in Everett, Wash.

The value of the transaction was $56.5 million.

The property was sold by New York-based The Equitable Life Assurance Society of the United States (Equitable), advised by Morgan Stanley, to Steadfast Cos., a development company headquartered in Newport Beach, Calif., as a 1031 exchange. Through its affiliate office in New York, headed by Tim Baydala, David Lee of Faris Lee Investments was the broker representing the transaction.  more...

Joint partnership acquires SoCal apartments

The Wolff Co., a privately owned investment company with apartment communities located nationwide, through a partnership with Lyon Capital Ventures LLC, purchased Villa Venetia, a 224-unit multifamily community in Marina del Rey, Calif. 

The value of the transaction was $34.3 million. 

The improvements and land are on a long-term ground lease with the City of Los Angeles that expires in 2022.   more...

The Internet has revolutionized the way the majority of Inman News readers conduct their real estate business, according to the results of an online survey.

Mary Warren, a Realtor in Las Vegas, said the majority of her business today comes from Internet leads.

"I found and sold to several different buyers, and also did a couple of referrals long before 10 years ago by visiting chat boards, etc., and keeping my eyes open for someone interested in buying and selling...The Internet has been my lifeline since the early '90s," she said.  more...

Canadian real estate prices break record

Home prices in Canada's major markets set a new monthly record for May, and sales continued at a brisk pace, according to The Canadian Real Estate Association.

The major market MLS residential average price rose 12.9 percent year-over-year to $248,738, its fifth consecutive double-digit increase and the third consecutive month in which it set a new monthly record. The MLSresidential average price set a new monthly record in a number of major markets, including Edmonton, Toronto, Ottawa and Montreal.  more...
