College housing sells in Michigan

Hendricks & Partners arranged the sale of University Club at Howard, a 120-unit collegiate housing community in Kalamazoo, Mich.

The value of the transaction was $17.5 million.

The class A property totals 480 bedrooms and is located at 700 South Howard St.

Kalamazoo-based University Club at Howard LLC sold the community to a national TIC investor.

Hendricks & Partners is an advisory firm focused exclusively on the sale of multifamily properties.

SoCal industrial park changes hands

Grubb & Ellis/BRE Commercial facilitated the purchase of the 91,442-square-foot Shadowridge Business Center in Vista, Calif.

The value of the transaction was $10.2 million.

Newport Beach-based Layton-Belling & Associates purchased the property from Prentiss Properties.

Built in 1985, the 5.96-acre industrial park consists of four concrete tilt-up buildings located at 1930 and 1960 Watson Way, and at 2025 and 2055 Thibido Road. The industrial park was 97 percent occupied at the time of sale.  more...

Spectrum closes East Coast retail dispositions

Atlanta-based Spectrum Realty Advisors arranged the sale of St. Andrews Crossing in Columbia, S.C., and Northeast Plaza in Lumberton, N.C.

The total value of the transactions was $10.3 million.

Joe Montgomery, director of investment sales at Spectrum, represented owner Washington, D.C.-based Northridge Capital in the $6 million sale of St. Andrews Crossing, and represented a private ownership group based in High Point, N.C., in the $4.3 million sale of Northeast Plaza.

California real estate affordability drops to 15-year low

The percentage of households in California able to afford a median-priced home fell to 18 percent in June, a 9 percentage-point decrease compared to the same month a year ago, according to a report released today by the California Association of Realtors.

The June Housing Affordability Index, which dropped to its lowest level since November 1989, declined one point compared to May, when it stood at 19 points.  more...

The real estate community in Albuquerque, N.M., is still reeling after the apparent homicide Monday of a local real estate broker.

The body of Garland Taylor, 74, a church deacon and an Albuquerque-area real estate professional for over a decade, was found Monday night at a high-end home that he had reportedly shown that morning. Bernalillo County Sheriff Darren White said it's not certain whether robbery was a motive in Taylor's death.  more...

Second-unit bill clears California Senate committee

A California bill that aims to increase the housing stock by easing the construction of second housing units got a stamp of approval from a Senate committee Tuesday. The California Association of Realtors sponsored the legislation, Assembly Bill 2702, which was introduced by state Assemblyman Darrell Steinberg, (D-Sacramento).

Real estate refinancings leap nearly 21%

Mortgage refinancings jumped nearly 21 percent last week, with overall mortgage applications increasing 11.9 percent on a seasonally adjusted basis, according to the Mortgage Bankers Association's weekly survey.

The MBA seasonally adjusted purchase index increased by 6.2 percent to 467.1 from 440 the previous week. The seasonally adjusted refinance index increased by 20.9 percent to 1,982.7 from 1,640.5 one week earlier.  more...

Overnight mortgage rates nudge lower

Long-term mortgage interest rates fell slightly Tuesday, and the benchmark 10-year Treasury bond yield slipped to 4.2 percent.

The 30-year fixed-rate average dipped to 5.45 percent, and the 15-year fixed-rate slipped to 4.87 percent. The 1-year adjustable was down at 3.23 percent.

The 30-year Treasury bond yield dropped to 5.01 percent.

Auto-race spectator sues over bleacher injuries

George went to the Bakersfield Speedway to watch the auto races. He paid an extra admission fee and signed a liability waiver so he could sit on bleachers in the pit area close to the racetrack.

He observed that after the races, the pit area is opened to all attendees at no extra charge so they can view the racetrack up close and sit in the special bleachers.
