New owner takes reins at California apartment complex

Marcus & Millichap brokered the sale of Camarillo Apartments, a 165-unit multifamily community in Camarillo, Calif.

The value of the transaction was $35.5 million.

The property is located at 390 Paseo Camarillo and was constructed in 2003. The community's seven three-story buildings sit on approximately 6.2 acres. Amenities include a swimming pool with spa, an outdoor barbecue area and a fitness center. The one- and two-bedroom units range from 685 square feet to 1,032 square feet.  more...

Commercial real estate market nears recovery

Arizona apartments sold

Hendricks & Partners arranged the sale of Retreat at The Raven, a 192-unit apartment community in Phoenix, Ariz.

The value of the transaction was approximately $17.4 million.

The property is located at 3606 East Baseline Road and was built in 2001.

Phoenix-based The Retreat Multi-Family L.P. sold the community to Los Angeles-based Oasis Retreat L.P.

Hendricks & Partners is a national advisory firm focused exclusively on the sale of multifamily properties.

Hispanic home-ownership divide still wide

Current industry practices create barriers to Hispanic Americans owning homes in safe neighborhoods, according to a study released during the Congressional Hispanic Caucus Institute's National Housing Initiative. And unless certain institutional business practices are changed, the Hispanic home-ownership rate, which is currently 48 percent, will continue to lag significantly behind the overall population's home-ownership rate, which is 68 percent.  more...

Wells Fargo lawsuit reinstated

A federal appeals court last week reinstated a lawsuit that alleges Wells Fargo & Co. of charging excessive fees on home loans.

The U.S. 2nd Circuit Court of Appeals in New York reinstated a suit against the San Francisco-based bank that a trial judge had dismissed, according to news reports. The suit claims Wells Fargo violates federal laws by requiring mortgage customers to pay excessive fees for some services.  more...

Texas celebrates 1 year of home equity lines of credit

A year ago this week, Texas voters passed Proposition 16, making home equity lines of credit available to the state's homeowners.

And since that time, most Texas homeowners with home equity line of credit accounts are using them to make home improvements (35 percent) or to consolidate bills (22 percent), according to a study commissioned by Wells Fargo to commemorate the one-year anniversary.  more...

Real estate purchases cool

Overall mortgage purchases fell 2 percent during the shortened Labor Day week on a seasonally adjusted basis, according to the Mortgage Bankers Association's weekly survey.

The MBA seasonally adjusted purchase index decreased by 4.3 percent to 455.7 from 476 the previous week. The seasonally adjusted refinance index increased by 1.2 percent to 1,972.5 from 1,948.9 one week earlier.  more...

Overnight mortgage rates slip

Long-term mortgage interest rates dipped Tuesday, and the benchmark 10-year Treasury bond yield fell to 4.13 percent.

The 30-year fixed-rate average dropped to 5.36 percent, and the 15-year fixed-rate sank to 4.78 percent. The 1-year adjustable was up slightly at 3.22 percent.

The 30-year Treasury bond yield decreased to 4.93 percent.

Wheelchair user sues theater over 'no pets' policy

Kathleen Lentini is a quadriplegic who uses a wheelchair for mobility. She has a small "service dog" Shih Tzu/Poodle mix named Jazz who provides minimal protection and retrieves small dropped items.

During the 1997-1998 season, Lentini attended 10 or 11 events at the Center for the Arts Theater. On two occasions, during intermissions, Jazz either yipped or barked when an individual approached Lentini.

Garage-door fixes keep rain at bay

Q: Our sectional garage door leaks when it rains. After the most recent rain, we are convinced that rain is not only seeping in from the bottom of the door but is also getting through one or more of the horizontal sections. Is there an easy fix for this or am I doomed to replace the entire garage door? This has become a serious problem.

A: Unless your garage door is falling apart, we think that a good dose of weather stripping and a good paint job will stop the flood.  more...
