Florida developer lands office tenant

Flagler Development Co. secured a tenant for its 137,000-square-foot office building at SouthPark Center in Orlando, Fla.

The value of the transaction was not disclosed.

Starwood Vacation Ownership, a subsidiary of Starwood Hotels and Resorts Worldwide, will occupy Building 1000 in SouthPark Center. The start of this building was announced in March 2004 and it is scheduled for completion in December 2004, at which time SVO will take occupancy of the entire building.  more...

Retail outlet center sells in Georgia

Marcus & Millichap arranged the sale of the 179,593-square-foot Tanger Outlet Center in Dalton, Ga.

The value of the transaction was $11.5 million.

North Carolina-based Tanger Factory Outlet Centers Inc. sold the property to Mimms Enterprises, an Atlanta-based private investment group.

The property is located along I-75 at Walnut Avenue. Built in 1987, the outlet center features Reebok, Oshkosh B'Gosh, Bon Worth, Dress Barn, IZOD, Nautica, Bass, and many other retailers.  more...

SoCal office deal completed

Grubb & Ellis Co. represented Irvine, Calif.-based Dolphin Partners in the purchase of a 54,249-square-foot office building in Lake Forest, Calif.

The transaction was valued at $8.5 million.

Irvine-based Colton Properties sold the class-B property, which is located at 23461 South Pointe.

Grubb & Ellis and Lee & Associates represented the buyer in the transaction. Bob Smith with CB Richard Ellis represented the seller.

Grubb & Ellis is a global provider of integrated real estate services.

DonationChannel Inc. and InfoUSA Inc. today announced the addition of InfoUSA's Yellow Pages content to the Enhanced RealBird Aerial Maps Viewer, a personalized GIS (Geographical Information Systems) tool for real estate agents.

Overnight mortgage rates hold steady

Long-term mortgage interest rates were flat Friday, and the benchmark 10-year Treasury bond yield rose to 4.12 percent.

The 30-year fixed-rate average remained at 5.33 percent, and the 15-year fixed-rate dipped slightly to 4.74 percent. The 1-year adjustable was unchanged at 3.21 percent.

The 30-year Treasury bond yield increased to 4.91 percent.

Rates are current as of 7:15 p.m. Eastern Standard Time.

Mortgage rate figures are according to Bankrate.com, which publishes nightly averages based on its survey of 4,000 banks in 50 states.  more...

Flexible real estate loans come into vogue

"I'm surprised that you have never written about Fannie Mae's new Payment Power program. It allows borrowers to skip payments, an option you have said was badly needed."

I have indeed lamented the lack of payment flexibility in mortgages on many occasions. The Payment Power program (PPP), however, is a poor first step toward flexibility. I am not sure whether it will advance the cause or retard it.  more...

As a widow with several health issues that I've overcome, I feel very fortunate to have a nice townhome with good neighbors who I like and who look in on me to be sure I'm OK. Home seller credit could save real estate deal

No one likes to give money away, but a monetary credit from the seller to the buyer can solve a problem that might otherwise derail a home-sale transaction. Here's a typical scenario where a seller credit could save the deal.

The buyers are stretching to buy their dream home. Tapped out financially, they panic when they discover during their home inspection that the roof needs replacing. The inspector impresses upon the buyers that the roof must be replaced immediately; it can't wait. But the buyers don't have enough extra cash to cover the cost of a new roof.  more...
