Home sales in the Greater Montreal area increased 4 percent in October from a year ago, while average home prices posted even larger gains, according to statistics released by the Greater Montreal Real Estate Board. A total of 3,836 sales were recorded on the S.I.A./MLS network in October, up 4 percent compared with the 3,676 sales recorded for the same month last year. Overall mortgage applications increased 2.3 percent last week on a seasonally adjusted basis from the week before, according to the Mortgage Bankers Association's latest survey. The seasonally adjusted purchase index increased by 6.4 percent to 465.7 from 437.6 the previous week, whereas the refinance index decreased by 3.4 percent to 1,798.8 from 1,862.8 one week earlier. more...

The 30-year fixed-rate average sank to 5.89 percent, and the 15-year fixed-rate was down at 5.48 percent. The 1-year adjustable was up at 4.49 percent.
