NYC Web portal draws fire from some brokers Premium Content

A group of brokers is protesting the process through which the Real Estate Board of New York trade group approved a public home-search Web portal, and is calling for more discussions and a general vote of all brokerage-company members.

In a petition that the brokers' group plans to submit to REBNY this week, the group states that the portal "appears to serve only the interests of the largest member firms" and that the decision to launch the portal "was neither transparent nor democratic."

BPG sheds buildings near Baltimore

BPG Properties Ltd. sold two office/flex buildings totaling 132,766 square feet in Owings Mills, Md., for an undisclosed amount.

Located at 11460 and 11500 Cronridge Drive, the property is situated within a large business park 15 miles northwest of Baltimore.

During the past two years of ownership, BPG made multiple physical improvements to the property and restabilized the rent roll. The most recent lease with Skyland Industries Inc. was for 23,318 square feet and began Oct. 1, 2006.

Neelon Portfolio sale completed

Jones Lang LaSalle negotiated the sale of The Neelon Portfolio, three office and four R&D buildings totaling 199,590 square feet in Waltham, Mass.

The value of the transaction was approximately $30.3 million.

Neelon Properties sold the buildings, located on Bear Hill Road and Second Avenue, to King Street Properties LLC. Neelon developed them between 1962 and 1980.

Jones Lang LaSalle provides commercial real estate services in more than 50 countries worldwide.

TIC investors downsize in Sacto

Triple Net Properties LLC represented tenant-in-common investors in the sale of the Sacramento Corporate Center in northern California.

The value of the transaction was not disclosed.

Sacramento Corporate Center is a 192,780-square-foot, class A office building located at 501 J St. in downtown Sacramento. The six-story building houses such California state government tenants as the Department of Corrections and the Department of Health Services. The property features an onsite parking structure with 2.7 spaces per 1,000 square feet.  more...

Florida home sales dive, prices follow

Florida's resale real estate market cooled further in October, as single-family home sales tumbled for the 11th straight month and prices in many major markets declined, the Florida Association of Realtors reported.

A total of 12,773 existing single-family homes sold statewide last month, down 22 percent from the 16,407 homes sold a year ago. The overall existing-home median price last month of $242,500 was down 0.4 percent from $243,400 a year ago.

For resale condos, sales statewide registered 3,440 in October, down 31 percent from the 5,001 sales in October 2005.  more...

New-home sales sink 25% from last year

The rate of new single-family home sales dropped 25.4 percent in October compared to the same month last year, while the median price increased 1.9 percent and the average price increased 5.5 percent, the U.S. Census Bureau and Department of Housing and Urban Development announced today.  more...

Real estate refinancings fall 9.6%

Overall mortgage applications last week fell 3.9 percent on a seasonally adjusted basis from the week before, taken lower by a significant decline in refinancings, according to the Mortgage Bankers Association's latest survey.

The seasonally adjusted refinance index decreased by 9.6 percent to 1,749.6 from 1,935.3 the previous week, while the purchase index increased by 1.3 percent to 406.7 from 401.4 one week earlier.

The refinance share of mortgage activity decreased to 46.9 percent of total applications from 48.6 percent the previous week.  more...

Overnight real estate rates down

Long-term mortgage interest rates fell Tuesday, and the benchmark 10-year Treasury bond yield dropped to 4.5 percent.

The 30-year fixed-rate average dipped to 5.67 percent, and the 15-year fixed rate sank to 5.44 percent. The 1-year adjustable was down at 5.3 percent.

The 30-year Treasury bond yield decreased to 4.59 percent.

Rates are current as of 7:15 p.m. Eastern Standard Time.

Mortgage rate figures are according to Bankrate.com, which publishes nightly averages based on its survey of 4,000 banks in 50 states.  more...

California home sales drop 29%

Single-family home sales in California declined 28.7 percent in October compared to the same month last year, the California Association of Realtors reported Tuesday.

The median sales price of existing single-family homes slipped 1.5 percent since September but rose 2 percent in the state compared to October 2005, the association also reported.  more...

Weak water pressure mystery solved

Q: In one of our bathrooms (built in the 1960s), the water pressure in the shower is low. I've changed showerheads and it makes no noticeable difference. This seems strange because it is located next to the master bathroom (remodeled in the 1990s), which has great water pressure. While both bathrooms must be connected to the same main water pipe, the showers have remarkably different water pressures.  more...

Slow market breeds inaccurate real estate ads

Do you steam when you follow up on a newspaper advertisement for "cozy cottage" and find a falling-down fixer? Can the term "waterfront access" accurately describe a public boat launch three miles away?

Advertisements sometimes are too complimentary and do not accurately describe the property for which they were written. Some homeowners and creative real estate agents, like many people in the sales game, dress up a product prettier than it actually is to lure the largest number of potential buyers -- especially when the market has slowed in many neighborhoods.  more...

WaMu sued after ignoring homeowners' bankruptcy stay

George and Barbara Dawson purchased their home "subject to" a first mortgage with Great Western Bank, a predecessor of Washington Mutual Bank (WaMu), one of the nation's largest home loan lenders. The loan fell into default for nonpayment.

WaMu held its foreclosure sale on Feb. 8 by submitting a "credit bid" for the mortgage balance. No bidders showed up so WaMu took title to the home.

Sellers furious after buyers cancel deal, pocket deposit

DEAR BOB: We put our home up for sale in early October. Within a week, we signed a sales contract with buyers. Eight days later, the buyers backed out, stating they changed their minds. We opted to keep their $2,500 earnest money deposit. But we discovered the next day the real estate agent never received the $2,500 stated in the contract. We believe we are owed this money but have been advised to "forget it." Who is at fault for not actually collecting the $2,500 and should we try to collect it? --Joy C.  more...
