Drug packager to relocate in Texas

Hall Financial Group recently announced it has signed AmerisourceBergen Specialty Group, a provider of specialty pharmaceutical services, to an approximately 214,000-square-foot lease at its Hall Office Park in Frisco, Texas.

The value of the transaction was not disclosed.

AmerisourceBergen Specialty Group is a subsidiary of AmerisourceBergen, a Fortune 27 company headquartered in Valley Forge, Pa., and one of the largest pharmaceutical services companies in the world, servicing both manufacturers and healthcare providers in the pharmaceutical supply chain.  more...

Atherton-Newport invests in booming multifamily market

Atherton-Newport Investments LLC recently acquired Morgan Park Apartments, a 428-unit multifamily community in Phoenix, Ariz.

The value of the transaction was $28.8 million.

S.F. Bay Area real estate sales fall 19%

Sales of San Francisco Bay Area homes declined for the 14th month in a row in May, as the median home price edged up to another record, a real estate information service reported today.

A total of 9,064 new and resale houses and condos were sold in the nine-county region last month, down 19.8 percent from 11,308 for May last year, according to DataQuick Information Systems.

Last month was the slowest May since 2001 when 7,864 homes were sold, DataQuick reported. The strongest months of May since 1988 were May 2004 with 12,028 sales, and last year.  more...

First American expands title business to Poland

The First American Corp., a provider of business information and title insurance services, has expanded its title operations to Poland, the company said today, making another push towards the company's international title development plans.

First Title Poland, a limited liability company, will offer title insurance services for lenders, investors and developers, the company said.

Rising rates cut into real estate refinancings

Overall mortgage applications dipped 0.8 percent last week on a seasonally adjusted basis from the week before, with refinancings taking the biggest hit, the Mortgage Bankers Association reported today.

The seasonally adjusted purchase index increased by 0.1 percent to 414.8 from 414.6 the previous week, while the refinance index decreased by 2.2 percent to 1,466.1 from 1,499.4 one week earlier.

The refinance share of mortgage activity decreased to 35.5 percent of total applications from 35.7 percent the previous week.  more...

Real estate slowdown won't cause recession Premium Content

If history is any indication, the country may be heading for a housing crash, according to the Anderson Forecast, a product of the University of California, Los Angeles.

"The risk of a housing crash rather than a slowdown is far greater than what most people think. In fact history is on the side of a crash," stated David Schulman, a senior economist for the UCLA Anderson Forecast, in his report, "Housing, Inflation and the Fed," released today.  more...

Overnight real estate rates continue climb

Long-term mortgage interest rates were up Tuesday, and the benchmark 10-year Treasury bond yield rose to 5.15 percent.

The 30-year fixed-rate average inched up to 6.27 percent, and the 15-year fixed-rate increased to 5.98 percent. The 1-year adjustable was up at 5.33 percent.

The 30-year Treasury bond yield increased to 5.19 percent.

Rates are current as of 7:15 p.m. Eastern Standard Time.

Mortgage rate figures are according to Bankrate.com, which publishes nightly averages based on its survey of 4,000 banks in 50 states.  more...

Big-brand real estate companies dominated the list of top real estate brokerage offices in the latest annual Real Trends 500 report.

Real Trends, a real estate publishing and communications company, ranked NRT Inc. of Parsippany, N.J., as the top real estate brokerage in the nation in closed sales volume and in the number of closed transactions in 2005. HomeServices of America, based in Minneapolis, Minn., was second in both categories, followed by Fairfax, Va.-based Long & Foster Cos.  more...

State Farm's alleged mishandling of insurance claims invites lawsuit

Magda Benavides purchased her ground-floor condominium in 1994. Seven years later, mold was found in the exterior walls adjacent to her unit. Benavides' physician advised her to move out.

She submitted a claim to her condominium owner's insurance company, State Farm, which hired a civil engineer to investigate. State Farm later denied the claim because it was an excluded loss, which was not caused by an insured peril.  more...

Consequences to co-signing mortgage catch some by surprise

DEAR BOB: My parents divorced in 1995. The judge gave the house to my mom, but she had to either sell it or keep it and refinance the mortgage. She wanted to keep the house. But she couldn't refinance because her debt-to-income ratio was too high. So my mother gave me a quitclaim deed, signing the house over to me, and I helped her refinance with a new mortgage. Now I want to get my name off the title and put my mother back as sole owner, as she desires. If I do that and my mother dies, am I responsible for the mortgage payments although I don't hold title?  more...
