Oneida inks lease for new space in Georgia

Binswanger represented Oneida in the negotiation of a long-term lease in a brand-new, 500,000-square-foot distribution center in Pembroke, Ga.

The value of the transaction was not disclosed.

Oneida, an importer of flatware, dinnerware, glassware, china, and linens, currently operates out of a distribution center in New York but decided to move its operations to Georgia due to the convenient transportation infrastructure it offers, especially its ports.  more...

Developer unloads SoCal plaza in 1031 exchange

Faris Lee Investments recently brokered the sale of Tesoro Village, a 74,537-square-foot, grocery-anchored retail center in Santa Clarita, Calif.

The value of the transaction was $31 million.

The property is located at 23850–23892 West Copper Hill Road. Built in 2005, Tesoro Village was 100 percent occupied at the time of the sale by Albertsons/Sav-on Drugs, Bank of America, Starbucks, The UPS Store, Pick Up Stix, Great Clips, Red Brick Pizza and several other regional shop tenants.  more...

TIC investors snap up Westlakes Villas

Triple Net Properties LLC represented tenant-in-common investors in the purchase of Westlakes Villas Apartments in San Antonio, Texas.

The value of the transaction was not disclosed.

Westlakes Villas Apartments is a 325-unit multifamily community built in 1985 that consists of one- and two-bedroom units housed in 26 two- and three-story buildings.

Westlake Villas, which was 94 percent occupied at the time of sale, features outdoor grills, a fitness center, two outdoor swimming pools, and tennis and volleyball courts.  more...

S.F. Bay Area home sales hit 10-year low

Home sales in the San Francisco Bay Area slowed to their lowest level in 10 years in July and prices increased at the slowest pace since spring 2003, according to DataQuick Information Systems, a real estate information service.

A total of 7,941 new and resale houses and condos were sold in the nine-county Bay Area region in July, which was down 19.1 percent from June and down 30.8 percent from July 2005. July sales hit the lowest point since July 1996, when 7,682 homes were sold.  more...

Price appreciation slows for high-end homes Premium Content

Luxury home values rose 3 percent in Los Angeles from the first quarter of 2006 to the second quarter and climbed 12.8 percent from a year ago, according to a quarterly report by First Republic Bank.

The First Republic Prestige Home Index also showed that the average home in Los Angeles is worth $2.36 million, up $268,250 from a year ago.  more...

Rates rise, borrowers rush to refinance

Overall mortgage applications rose 1.4 percent last week on a seasonally adjusted basis from the week before, taken higher by a jump in refinancings, the Mortgage Bankers Association reported today.

Although the seasonally adjusted purchase index decreased by 0.8 percent to 385.9 from 388.9 the previous week, the refinance index increased by 4.6 percent to 1,587.5 from 1,518.1 one week earlier.

The refinance share of mortgage activity increased to 39.6 percent of total applications from 38 percent the previous week.  more...

Overnight real estate rates fall

Long-term mortgage interest rates were down Tuesday, and the benchmark 10-year Treasury bond yield dropped to 4.93 percent.

The 30-year fixed-rate average dipped to 6.08 percent, and the 15-year fixed-rate sank to 5.8 percent. The 1-year adjustable was up at 5.37 percent.

The 30-year Treasury bond yield decreased to 5.05 percent.

Rates are current as of 7:15 p.m. Eastern Standard Time.

Mortgage rate figures are according to Bankrate.com, which publishes nightly averages based on its survey of 4,000 banks in 50 states.  more...

Home builder confidence at 15-year low

An index that gauges home builders' confidence fell seven points in August to its lowest level since February 1991.

The Wells Fargo/National Association of Home Builders Housing Market Index, which is derived from a monthly survey by the home builders' trade group, is based on builder ratings of current and expected single-family home sales as "good," "fair," or "poor." The survey also asks builders to rate the traffic of prospective buyers as "high to very high," "average" or "low to very low."

Do-it-yourself doggie stairs

Q: I have three Yorkies and would like to make steps for them so that they can get up on my old Victorian bed, which is high off the floor. I have saws, sanders, routers, scroll saws and drills, but I've been unable to find any instructions for making these steps. Can you help?

House passes national reverse-mortgage loan limit

One of the chief knocks against reverse mortgages is that the most popular program does not go far enough in extending seniors the funds they need.

The Home Equity Conversion Mortgage, or HECM, is insured by the Federal Housing Administration, a part of the U.S. Department of Housing and Urban Development, and makes up more than 80 percent of all the reverse mortgages written in the country. The maximum loan limit is pinned to the homeowner's age, home value and home location. The location dictates the maximum claim amount, which varies by county.  more...

Wheelchair user sues over 'self-park' policy

Between 1993 and 2004, Mimi Greenberg was a renter -- and later an owner -- at the 196-unit Los Feliz Towers condominium complex. She is disabled, suffering from problems with mobility, fatigue, short-term memory loss, and loss of bladder control.

Will sale of fourth-floor walk-up apartment be tax-free?

DEAR BOB: We have been in our 350-square-foot apartment for 18 months. Recently we learned I am unexpectedly pregnant. Our apartment is up four flights of stairs (about 50 steps). Can we qualify for an exclusion from paying capital gains on the sale of our apartment? I have to walk up and down at least six times a day to walk my dogs and get to work --Gabrielle B.
