Sorry I hid your underwear

Dear Apartment Owner:

My apologies if you couldn't find your Calvin Kleins this morning. Here's what happened:

I'm a fairly newly minted real estate agent, and to gain customers I've been showing apartments. I had been showing studios, one apartment per Sunday, and apparently I was good at it. So my boss asked me to show in his building.

Massachusetts real estate sales, prices drop in Q2 Premium Content

A total of 12,439 detached single-family homes were sold in the second quarter of 2006 in Massachusetts, a 10.6 percent decrease from second-quarter 2005, the Massachusetts Association of Realtors reported, marking the fifth straight quarter that sales have declined from the same quarter in the previous year.

The statewide median price of single-family detached homes shrunk for the second straight quarter on a year-over-year basis.

Austin home sales nail July record

Single-family home sales in the Austin, Texas, area posted a seventh consecutive month of double-digit growth in July and set a record for the month, according to the latest Multiple Listing Service report from the Austin Board of Realtors.

In July, Realtors reported a record 2,721 single-family home sales, up 11 percent from July 2005 -- although this was down from June's total of 2,980 sales.  more...

Overnight real estate rates trend lower

Long-term mortgage interest rates were down again Thursday, and the benchmark 10-year Treasury bond yield held at 4.86 percent.

The 30-year fixed-rate average dipped to 5.99 percent, and the 15-year fixed-rate sank to 5.72 percent. The 1-year adjustable was up at 5.36 percent.

The 30-year Treasury bond yield increased to 5 percent.

Rates are current as of 7:15 p.m. Eastern Standard Time.

Mortgage rate figures are according to Bankrate.com, which publishes nightly averages based on its survey of 4,000 banks in 50 states.  more...

Virtual tour pioneer files for bankruptcy

Ipix, a pioneering imaging company that offered tools for online virtual tours of homes, has filed for bankruptcy.

The company, created in 1986 by engineers from a federal research lab in Tennessee, rode the dot-com rollercoaster and was slammed by the tech crash.

The company's 360-degree virtual tour technology won favor in the real estate industry, and as of 2000 Ipix had relationships with major real estate Web sites including Homestore.com (now Move.com), Realtor.com, Yahoo!  more...

Chicago commercial investor sinks money into San Francisco

Grubb & Ellis Co. recently announced that M&J Wilkow Properties, a Chicago-based real estate firm, purchased a 147,989-square-foot office building in the North Financial District of downtown San Francisco.

The value of the transaction was not disclosed.

The eight-story building, built in 1929 and featuring art-deco architecture, is located at 500 Sansome St. It was renovated in 1961, 1986 and 2001.

WXI/SAN Realty LLC of Newport Beach sold the asset, which was 88.5 percent leased at the time of sale.  more...

New York high-rise to house global law firm

The Durst Organization and Bank of America recently announced that Akin Gump Strauss Hauer & Feld LLP, an international law firm, has leased 203,000 square feet on floors 41 to 46 at the Bank of America Tower in Manhattan, N.Y.

The value of the transaction was not disclosed.

Located at One Bryant Park, Bank of America Tower was 90 percent leased at the time of the transaction with only floors 37-39 and 47-50 still available.  more...

International publisher renews 97,000 square feet

Reed Elsevier, a publisher of business and science information, has signed an early long-term lease renewal and expansion that will keep its Reed Exhibitions division headquartered at W&M Properties' MerrittView office center in Norwalk, Conn., at least through November 2019.

The value of the transaction was not disclosed.

Reed Exhibitions, which produces and manages trade shows and conferences, will renew its occupancy of 96,727 square feet.  more...

Sub-6.5% mortgage deals may be on horizon

From the Fed's pause last week through Tuesday, long-term rates rose every day, the bond market demonstrably upset that the Fed had flinched from the inflation fight.

Two inflation reports later, mortgage rates are lower than they were before the pause, and Federal Reserve Chairman Ben Bernanke is the wisest man alive.

I suspect that both reactions were overdone, but the show was somethin' special.

The Producer Price Index, heavy with physical goods, rose overall only .1 percent in July (versus .4 percent forecast), and the core rate actually declined .3 percent,  more...
