KBS Realty expands near Boston

KBS Realty Advisors purchased a 149,528-square-foot office building in Boxborough, Mass., for approximately $17.8 million.

The class A property, 80 Central Street, is a three-story building comprised of multiple tenants. It is one of two buildings that make up Tech Center @ Boxborough located on Route 2. Building amenities at the 36.9-acre site include a 125-seat cafeteria, on-site fitness room, and full locker and shower facilities.

The seller, whose identity was not disclosed, had acquired the asset in 2002 from a KBS commingled real estate fund.  more...

Homeowners eye stock funds as sweet investments

"I went to a financial services seminar recently where they were advising people to stop paying down the balance of their mortgage by refinancing into an interest-only loan and then invest the cash flow savings in an indexed stock fund yielding 9 percent purchased through them. What do you think of this?"

I like it a little better than the usual prescription of investing the cash flow savings in annuities. However, some borrowers can't do it profitably because their cost of funds is too high, and others shouldn't do it because the risks are too great.  more...

Disclosure issues with illegal bedrooms

Dear Barry,

As a Realtor, I sell a lot of older homes with basement bedrooms. Sellers often can't understand that these don't comply as legal bedrooms because the high windows restrict fire escape. My question is this: When the house is sold "as is," and the new buyers continue to use the illegal bedroom as such, is there liability for the sellers or Realtors in the event of a fire. If so, what kind of disclosure should be made? --Frank

North Carolina real estate sees slowing

Existing-home sales in North Carolina cooled for the third straight month in November while the average home price inched higher, according to statistics provided by the North Carolina Association of Realtors.

There were 10,073 home sales recorded last month, off 4 percent from a year ago when 10,453 homes sold. However, year-to-date sales are 4 percent ahead of the same period last year.  more...

Manufacturers predict stronger economy in '07

Residential housing will "continue to be a drag on the economy" in the first half of 2007, but solid growth in investment and trade will help the economy grow at a faster rate next year than in 2006, according to a trade group representing manufacturers.

The economy will grow at 2.9 percent in 2007 and 2.8 percent in 2008, the National Association of Manufacturers forecasts, up from 2.1 percent in 2006.  more...
