Overnight real estate rates sleep

Long-term mortgage interest rates held steady Thursday, and the benchmark 10-year Treasury bond yield fell to 4.55 percent.

The 30-year fixed-rate average stayed at 5.68 percent, and the 15-year fixed rate remained at 5.44 percent. The 1-year adjustable was unchanged at 5.31 percent.

The 30-year Treasury bond yield dropped to 4.69 percent.

Houston real estate posts best November ever

Houston real estate sales jumped for the 14th straight month in November, helping to set monthly records in the single-family sector, the Houston Association of Realtors reported.

Realtors last month recorded some 6,373 total property sales -- which includes single-family homes, townhomes, multifamily homes, country homes, high-rise properties and lots listed on the MLS -- a 9.8 percent increase over November 2005.

Canadian home sales activity on pace with 2005

A total of 39,721 existing homes across Canada were sold via the nation's Multiple Listing Service in November, down 3.8 percent compared to November 2005 and up 1.2 percent compared to October, according to seasonally adjusted statistics released today by The Canadian Real Estate Association.

"British Columbia and Alberta fueled most of the monthly increase in national sales activity," the association reported.  more...

HUD awards $13.7 million for technology centers

Study: Borrowers lost out by paying points on mortgages

Most borrowers who paid points to lower their mortgage rates at a time when interest rates were falling and property values were rising came out behind, and were less likely to take advantage of opportunities to refinance their loans, a new study concludes. 

For mortgages originated between 1996 and 2003, less than 2 percent of home buyers held their loans long enough to justify buying points, according to the study, "Do Borrowers Make Rational Choices on Points and Refinancing?"  more...

Playboy property acquired in West Hollywood

Broadreach Capital Partners has acquired the Sunset Millennium office and retail complex on Sunset Boulevard in West Hollywood, Calif., for about $100 million.

Broadreach Capital Partners bought the complex from Apollo Real Estate Advisors, Broadreach managing director David Simon announced.

The Sunset Millennium complex includes the former Playboy Building -- a 10-story, 78,000-square-foot office tower built in 1963 and renovated in 2001. The tower is 100 percent occupied, predominantly by entertainment-industry companies, according to the announcement.  more...

Realty Equity Partners buys Florida office center

BPG Properties Ltd. has sold Cypress Business Center in Jacksonville, Fla., for $15 million.

BPG Properties, a real estate investment manager for Berwind Property Group Ltd. and other institutional investors, sold the 121,758-square-foot office/flex center to Realty Equity Partners. Cypress Business Center was 99 percent leased at the time of closing, according to the BPG announcement.  more...

Bascom Group continues Georgia expansion

The Bascom Group LLC has acquired a 312-unit apartment community in Sandy Springs, Ga., for $18.7 million, according to a company announcement. This purchase comes on the heels of two multifamily purchases totaling 858 units in nearby Marietta earlier in the month.

The Bascom Group, a private equity firm, bought the Shadow Pines apartment community from Sentinel Real Estate Corp.  more...

Marriage easiest path to full real estate tax break

DEAR BOB: My partner has owned his house for 22 years. I have lived in the same house for 12 years. We plan to sell the house next year. Are we eligible for the $500,000 principal-residence-sale tax exemption? --Ronald S.

DEAR RONALD: If your name is not on the deed, for federal income tax purposes you are not a co-owner entitled to the $250,000 exemption that a principal-residence owner can claim thanks to Internal Revenue Code 121. Of course, that's presuming the owner has owned and occupied the principal residence at least 24 of the last 60 months before sale.  more...

Smoking inside apartment a hot-button issue

Question: My husband, 3-year-old daughter and I recently moved. My husband and I are smokers. The first night in our new apartment, the landlord said she wasn't aware that we were smokers, and asked that we not smoke in the front room, which is the living room. My husband and I agreed not to smoke in the living room. The landlord informed us that she couldn't smell the smoke, as long as we weren't smoking in the living room. After about a month the landlord informed us that she doesn't want smoking in the house period.  more...

One market's loss is another's gain

The local real estate market nearly screeched to a halt in late 2005, said Alvin Arner, a real estate agent with Coldwell Banker Residential Real Estate in Stuart, Fla., and has since been climbing back toward normal conditions.

There was a temporary standstill in 2004, too, after the double blow of hurricanes Frances and Jeanne in the area. The "snowbirds" -- property owners and vacationers who travel to Florida from colder-climate areas -- have been slow to return.  more...

The 30-year fixed-rate average stayed at 5.68 percent, and the 15-year fixed rate held at 5.44 percent. The 1-year adjustable was unchanged at 5.31 percent.

The 30-year Treasury bond yield increased to 4.73 percent.

Economy to crawl into '07
