Small industrial sells for big money

Guthrie Development Co. recently sold a 28,750-square-foot industrial property in Pomona, Calif., for $10.5 million.

The property, which Guthrie purchased in November 2006, is located on nine acres at 2840 Ficus St.

Guthrie's initial plan was to develop 14 industrial buildings on the land, but an unidentified construction company from the East Coast approached Guthrie with a purchase offer that was accepted.

JV makes Paraiso Parc purchase

A joint venture between Terranova and BlackRock Realty Advisors recently paid $39 million to acquire the brand-new Paraiso Parc, a new Publix-anchored shopping center in Pembroke Pines, Fla.

Transtar Metals building sold

A 117,000-square-foot industrial building has been sold in Gardena, Calif., for more than $9 million.

YWK Corp. purchased the property as an investment from Prudential Insurance Co.

The two-building complex is located at 14400 S. Figueroa St., and was occupied at the time of sale by Transtar Metals, a company that handles the distribution and wholesale of metal products.

Fed leaves short-term interest rate at 5.25%

Saying worries about inflation outweigh the ongoing "adjustment in the housing sector," the Federal Reserve's Open Market Committee said Wednesday it is keeping the short-term federal funds rate at 5.25 percent.

The rate banks charge each other for overnight loans has been unchanged since June, when the committee approved the last of 17 straight 25-basis-point increases.  more...

Oodle raises $11 million in funding

Oodle, an online classifieds search engine, has raised $11 million in funding from a new investor, JAFCO Ventures, as well as from Greylock Partners and Redpoint Ventures, both of which led the company's previous round of financing.

The company offers more than 20 million classified listings from more than 75,000 sources, and sells featured listings across its network.

Oodle said in an announcement today that it will use the funding to further expand its Web site and provide additional features.  more...

Home loan apps drop

Overall mortgage application volume dropped last week amid rising interest rates, the Mortgage Bankers Association reported today.

The market composite index, a measure of home loan application volume, fell 2.7 percent last week, down to 672.1 on a seasonally adjusted basis from 690.5 the week before.

The index that tracks refinancings posted the largest decline, down 4.5 percent from the previous week, while the purchase index dipped 0.9 percent.

Accredited Home Lenders gets $200 million cash infusion

Accredited Home Lenders Holding Co. will pay 13 percent interest on a five-year, $200 million loan that will help the subprime lender stay afloat.

In addition to the high interest rate, the loan from Farallon Capital Management LLC comes with other strings attached, the company said Tuesday in a Securities and Exchange Commission filing. Farallon will get options to buy 3.3 million shares at a price of $10 each, which it has 10 years to exercise.  more...

Overnight real estate rates stand still

Long-term mortgage interest rates were unchanged Tuesday, and the benchmark 10-year Treasury bond yield sank to 4.55 percent.

The 30-year fixed-rate average held at 5.68 percent, and the 15-year fixed rate stood at 5.44 percent. The 1-year adjustable stayed at 5.32 percent.

The 30-year Treasury bond yield was unchanged at 4.71 percent.

Tighter lending standards may cut home demand by 15% Premium Content

Problems in mortgage lending go "well beyond subprime," and the tightening of loan underwriting standards now underway is likely to push demand for homes down 15 percent and depress prices by 5 percent this year.

That's the rather gloomy forecast by analysts who follow the stocks of major home builders for Banc of America Securities LLC.

In a report issued Tuesday, "Dissecting the Mortgage Distress," BAS analysts said there's already an excess supply of 800,000 existing homes on the market, and another 300,000 will soon be added to inventories through foreclosure.  more...

From dining room to bedroom in just over a weekend

Q: After being ignored at Home Depot, I am coming to you for help. I am turning a dining room into a bedroom, and I want to build an interior wall with a door.

I found the prehung doors OK. But I am a bit confused. The width of the jamb on these doors is 4 1/2 inches. I figure I will center the 2-by-4 framing in the middle of the jamb. That should leave me with 1/4 inch remaining on each side of the door jamb. I would then use 1/4-inch drywall on each side, which would make it flush with the jamb. Correct?  more...

Who were the first snowbirds? It depends on where you ask the question.

Historically, snowbirds have been retirees who escape the cold of winter for a warmer climate. Residents of the East Coast tend to say they were the first to dodge the snow -- heading to Florida and the Caribbean, while West Coasters picked up the trend much later and invaded Arizona and Southern California. The $325,000 loan mishap

James M. MacDonald II loaned Joseph Gayton $325,000, which was not secured by real estate or any other asset.

On Feb. 2, 2001, before repaying the debt to MacDonald, Gayton conveyed his joint-tenancy interest in the family home to his wife, Monica, by a quitclaim deed.

Before the transfer, Gayton and Monica held title to the home as joint tenants. The quitclaim deed was recorded with the county recorder of deeds on March 15, 2001.  more...

Condo buyer hit with surprise lien

DEAR BOB: In February I closed on the "as is" purchase of a condo, which was a foreclosure sale by Fannie Mae. At the closing, I was surprised by a $600 debt due to the condo homeowner's association. I thought Fannie Mae should have paid this. The lawyer who handled the closing agreed with me, but it had to be paid or I wouldn't receive title. I reluctantly paid. When I protested to the condo association, I was told to hire a lawyer because it is my responsibility to pay. What is your opinion? --Ken M.  more...
