Whittier Marketplace sells

Whittier Marketplace, grocery-anchored retail center in Whittier, Calif., has sold for $38 million.

Encino-based Urbatec sold the 168,263-square-foot property to Los Angeles-based Whittier Marketplace LLC.

N.J. office deal nears $30M

An unidentified investor recently purchased a multitenant office complex in Ramsey, N.J., for $29.8 million.

Raia Properties-Ramsey L.P., an affiliate of Raia Properties Corp., sold the Office Center at Ramsey, which comprises 138,406 square feet of class A space.

The Office Center at Ramsey, located at 500 North Franklin Turnpike, is situated on an 8.56-acre site and includes a courtyard, a café and covered executive parking.  more...

STAG Capital adds 109,000 square feet

STAG Capital Partners recently purchased a 109,943-square-foot manufacturing and office facility in Malden, Mass., as part of a 20-year sale-leaseback transaction with Palmer Manufacturing Co.

The value of the transaction was not disclosed.

The property, located at 219 and 243 Medford St., consists of two manufacturing and office buildings with shared ingress/egress and parking areas with a total land area of 5 acres on two separate parcels.  more...

Supreme Court decision upsets Realtors, pleases banks Premium Content

Mortgage lending subsidiaries of federally chartered banks are subject to federal oversight, not state regulations, the Supreme Court ruled in a 5-3 decision today.

Michigan regulators had sought to block the operations of Wachovia Mortgage Co., a subsidiary of Wachovia Bank, after the subsidiary surrendered its registration in Michigan.  more...

HotPads.com secures $2.3 million in financing

Real estate search and listing service HotPads.com has secured $2.3 million in a second round of financing, the company said today, as the online real estate space continues to heat up.

The round was led by Meakem Becker Venture Capital, which contributed $2 million to the deal.  more...

Builder confidence declines again

Deepening problems in the subprime mortgage market continued to take a toll on builder confidence in April, which sent the National Association of Home Builders/Wells Fargo Housing Market Index (HMI) down another three points in April.

More gains in overnight real estate rates

Long-term mortgage interest rates inched up again Monday, and the benchmark 10-year Treasury bond yield dipped to 4.74 percent.

The 30-year fixed-rate average gained to 5.81 percent, and the 15-year fixed rate rose to 5.55 percent. The 1-year adjustable dipped to 5.4 percent.

The 30-year Treasury bond yield sank to 4.89 percent.

Rates and bonds are current as of 7:15 p.m. Eastern Standard Time.

Mortgage rate figures are according to Bankrate.com, which publishes nightly averages based on its survey of 4,000 banks in 50 states.  more...

Foreclosures.com reports rising tide in first-quarter foreclosures

About two in every 1,000 homeowners faced foreclosure in the first three months of this year, according to a report released Monday by Foreclosures.com, a company that offers foreclosure information and resources.

A total of 253,803 preforeclosures and notices of pending foreclosure auctions were filed in the first quarter, a 22.5 percent increase compared with 207,128 filings in fourth-quarter 2006, the company reported.  more...

DEAR BOB: Last fall my husband and I moved from out-of-state and purchased a home. The sellers accepted our offer with no contingencies. All the papers were signed; we even had the movers all arranged. A week later, our Realtor called to say the sellers "changed their minds."
