CoreLogic report sees home prices bottoming out

Home prices appear to be bottoming out, but the market is in a transitional phase where rising delinquencies and foreclosures may have "a concentrated and contagious impact" on local markets, according to a new report by First American CoreLogic.

CoreLogic's quarterly Core Mortgage Risk Monitor tracks the risk of loan delinquencies due to fraud and collateral risks, home prices and the health of local economies.

On April 29 the real estate brokerage business will get a big dose of reality -- that's the debut for a reality television series about a group of real estate professionals who work in northern New Jersey.

Russia, Bulgaria have highest real estate transaction costs

Home purchases in Europe by an out-of-country buyer are subject to the highest transaction costs in Russia, according to a report this week by Global Property Guide, an international real estate research firm.

Transaction costs are about 25 percent of the property value in Russia, 24.9 percent in Bulgaria, 19.7 percent in Monaco, 17.9 percent in Belgium, 17 percent in Italy, and 16.3 percent in France, the company reported.

Atlanta's Perimeter Expo Center purchased

Perimeter Expo Center, a 175,835-square-foot retail complex in Atlanta, Ga., has sold for an undisclosed amount.

Perimeter Atlanta SC LLC, an affiliate of Kimco Realty Corp. and an affiliate of the GE Pension Trust, purchased the property from unidentified investors.  more...

Stainless-steel manufacturer sells space

Angelo, Gordon & Co. has acquired the headquarters and manufacturing facilities of manufacturer RathGibson in a sale-leaseback transaction totaling $9.4 million.

The facilities, located in Janesville, Wis., comprise 277,270 square feet.

RathGibson, which manufactures engineered stainless steel, nickel and titanium tubing for oil & gas, pharmaceutical, and food and beverage markets, will use the sale proceeds to pay down debt and expand its facilities.

STAG Capital buys 270,000 square feet

STAG Capital Partners recently purchased a 270,000-square-foot manufacturing facility in Milwaukee, Wis., as part of a five-year sale-leaseback transaction with the current tenant.

The value of the transaction was not disclosed.

The building sits on 15 acres of land at 200 W. Capitol Drive and was 100 percent leased to Bentley World Packaging, a provider of complete packaging, warehousing and distribution services, engineering consulting services and logistics management services to exporters and industrial manufacturers.  more...

Overnight real estate rates inch up

Long-term mortgage interest rates rose slightly Friday, and the benchmark 10-year Treasury bond yield stayed at 4.67 percent.

The 30-year fixed-rate average gained to 5.77 percent, and the 15-year fixed rate was up at 5.51 percent. The 1-year adjustable dipped to 5.33 percent.

The 30-year Treasury bond yield increased to 4.85 percent.

Rates and bonds are current as of 7:15 p.m. Eastern Standard Time.

Mortgage rate figures are according to Bankrate.com, which publishes nightly averages based on its survey of 4,000 banks in 50 states.  more...

Presale inspections can give sellers advantage

It's becoming more common for sellers to hire inspectors to inspect their property before it's put on the market. The reports are then made available to buyers to review before they make an offer.

From a seller's perspective, presale inspections accomplish two goals. One objective -- particularly in states such as California that have seller disclosure requirements -- is to make sure that property defects are disclosed to prospective buyers in a timely fashion.  more...
