Texas portfolio sold to Behringer Harvard

Behringer Harvard this week announced the purchase of three office buildings in Houston, Texas, for an undisclosed amount.

The portfolio, which represents approximately 579,000 square feet of rentable office space, consists of: 2603 Augusta, located near the Galleria in the San Felipe/Voss submarket; Northpoint Central, in the Greenspoint office submarket; and Regency Center, situated in the Westchase office submarket. The deal will increase Behringer Harvard's Houston office holdings to a total of approximately 1.4 million square feet in six properties.  more...

Wells REIT II's latest Philly deal

Wells Real Estate Investment Trust II has purchased a three-story, class A office property in Chesterbrook Corporate Center in suburban Philadelphia, leased to Shire Pharmaceuticals until 2017.

Wells REIT II acquired the building at 1200 Morris Drive in Tredyffrin Township, Pa., for an undisclosed price from Grosvenor Investment Management US Inc., on behalf of a pension fund client.  more...

Fed slashes overnight rates by 50 basis points

Stocks soared but yields on 10-year Treasury note stayed stable after the Federal Reserve slashed 50 basis points off both the federal funds rate -- the rate banks charge each other for overnight loans -- and the discount rate, the rate the Fed charges for direct loans to banks.

The reduction in the target for the federal funds rate, to 4.75 percent, marked the first time the Fed had cut the overnight rate since June 25, 2003.  more...

More problems in mortgage lending reported as Fed meets Premium Content

Several mortgage lenders issued reports this week detailing losses or cutbacks in operations as members of the Federal Reserve Board's Open Market Committee meet today to consider slashing the federal funds overnight rate.

Among the reports:

  • Impac Mortgage Holdings said it will stop funding Alt-A loans, the company's core business, citing market disruptions, illiquidity and lack of investor confidence.  more...

Global Web 2.0 deals up 14%

Investors still have an eye for Web 2.0 developments, but interest is growing more for overseas companies than those in the United States.

Investors put $464 million into 101 deals worldwide in the first half of 2007, a 7 percent increase over investments made in the first half of 2006, according to data released by Dow Jones VentureOne and Ernst & Young LLP.  more...

Realtor.com improves market share in Hitwise rankings Premium Content

Top-ranking Realtor.com improved its market share of visitors in August based on total online traffic to real estate Web sites, according to the latest report on online visitors by metrics company Hitwise, and HouseValues.com rejoined the top-20 list as the 18th-ranked site after slipping to 23rd in July.

Sunbelt states push August foreclosure filings up 36% Premium Content

Nationwide foreclosure filings jumped 36 percent from July to August, data provider RealtyTrac reported today, led by sharp increases in Sunbelt states where inflated home prices rather than economic problems like job losses are thought to be the driving factor.  more...

Real estate rates climb overnight

Long-term mortgage interest rates increased Monday, and the benchmark 10-year Treasury bond yield held at 4.46 percent.

The 30-year fixed-rate average climbed to 6.02 percent, and the 15-year fixed rate increased to 5.7 percent. The 1-year adjustable also increased to 5.65 percent.

The 30-year Treasury bond yield was down at 4.7 percent.

Bush opposes raising FHA loan limits past $417,000
