Builders settle lawsuit for $8.5 million

Nearly 3,100 construction workers in California are eligible to claim a share of an $8.5 million settlement of a class action lawsuit alleging they were forced to work "off the clock," and weren't paid for travel time, overtime, and breaks.

Most of the workers were Latino, according to the Mexican American Legal Defense and Educational Fund, which represented the workers along with the law firms Sullivan Taketa LLP and Feinberg, Lee, Renaker & Jackson, P.C.  more...

Regulators crack down on mortgage rescue firms

Five companies accused of using deceptive practices to market mortgage modification and foreclosure rescue services have been hit with enforcement actions by the Federal Trade Commission, and warning letters have gone out to 71 others.

The companies often use copycat names or look-alike Web sites in an attempt to appear to be a nonprofit company or government entity, make deceptive claims about their success rates, and charge up front fees, the FTC said in a press release.  more...

Mortgage seekers hit new roadblocks

Mortgage rates on conforming loans up to loan amounts of $417,000, and $729,750 in high-cost housing markets like San Francisco and New York City, are attractively low -- hovering close to 5 percent. That's the good news. The challenge is getting through the approval process.

Several years ago, one couple bought a home in Hercules, a suburb in the San Francisco Bay Area, for $650,000, with no cash down payment and no documentation of their income, employment or assets. They would not have qualified using conventional financing with full documentation. Their income didn't support a $650,000 mortgage.  more...

Manhattan sales drop 48%

The number of Manhattan co-op and condo sales sank 47.6 percent year-over-year in the first quarter, with the median sales price rising 3.1 percent, according to a report prepared for Prudential Douglas Elliman Real Estate by real estate appraisal company Miller Samuel Inc.

Sales were down by the same amount (47.6 percent) compared to the prior quarter, while the median price was down 8.3 percent.  more...

Negative equity: a housing time bomb

Most of the small print about the Obama administration's plan to help beleaguered mortgage borrowers is now available. In my view, it is coherent and well thought out, but disappointing in its limited scope. The program is designed to provide benefits to owners who deserve to be helped, rather than to reduce foreclosures and stabilize home prices.

The limited scope of the program is why its cost is estimated at only $75 billion, or less than the amount required to bail out AIG. The systemic impact will be correspondingly small.  more...

Realogy CEO works on housing fixes
