Shower door installation not a place to skimp

By Bill and Kevin Burnett, Wednesday, January 31, 2007.

Q: I'm having cultured marble installed in a shower in my house. The installers have made it clear that they install, period. They won't drill holes to replace the sliding shower door. I don't own a power drill and don't feel confident enough to rent or borrow one and try to drill the holes myself, as I believe a special bit is required. Is there a way to reinstall the shower doors using some kind of adhesive that won't damage the cultured marble? The doorframe is lightweight aluminum and the shower won't get much use.  more...

Landlord losing out on $25,000 tax break

By Robert Bruss, Wednesday, January 31, 2007.

DEAR BOB: I know a person who owns his home and owns another residence he rents to his daughter. But he insists the money he gets from his daughter is not rental income. He says it's just enough to pay the mortgage so he doesn't report it on his IRS tax return. But he claims the property taxes and mortgage interest on his personal tax return, Schedule A. Is this correct? --Jose C.  more...

Fraud kills $75 million hotel deal

By Robert Bruss, Wednesday, January 31, 2007.

In early 2004, Hotels Nevada owned the Alexis Park Hotel and the American Inn Apartments in Las Vegas. Louis Habash owns and controls Hotels Nevada, and he agreed to sell Hotels Nevada to L.A. Pacific Center Inc. for $75 million.

Richard Alter and Eddie Chan were L.A. Pacific's authorized agents. At their request, Habash agreed to a $5 million holdback from the purchase price for 12 months after the sale.

Must home sellers disclose dying tree?

By Barry Stone, Tuesday, January 30, 2007.

Dear Barry,

We are currently selling our home and have a question about seller disclosure. Beside our house, there is a large Dutch elm tree. It is diseased and will probably die in a couple of years. Our buyers have not raised any question about the tree, and the symptoms of the disease are not readily noticeable. Should we tell them about the tree or just let them enjoy it until it needs to come down? --Jim

Interest-only home loans pave path to riches

By Robert Bruss, Tuesday, January 30, 2007.

If you are adverse to new ways of thinking about your mortgage and building wealth, don't read "Untapped Riches" by Susan and Anthony Cutaia. This new book will challenge your thinking about mortgages.

Instead of making extra mortgage principal payments to own your home and investment properties free and clear as fast as possible, the mortgage broker authors advise never paying off your mortgage and building wealth instead.

Get your fence off my property!

By Robert Bruss, Tuesday, January 30, 2007.

DEAR BOB: I bought a land parcel at a government auction. I won over another bidder who owns a neighboring property. He is angry at me because I outbid him. His fence encroaches onto my land. Six months ago, I wrote to him, requiring he remove his fence. Can I remove the fence myself? --Tatyana B.

DEAR TATYANA: If you are 100 percent absolutely, positively certain the fence is on your side of the correct boundary line, as shown by a recent survey, it is your fence.  more...

Don't rush decision to use builder's lender

By Jack Guttentag, Monday, January 29, 2007.

Finding the right home mortgage loan provider is complicated enough, but when you buy a house from a builder who has an in-house lender, the complications multiply. The builder wants you to use his lender, and will offer significant inducements to do so. This puts many buyers in a quandary as they realize that the inducements must be weighed against the likelihood that the builder's lender will overcharge them.  more...

Should home buyers make backup offers?

By Dian Hymer, Monday, January 29, 2007.

Missing out on a home you'd like to own can be heartbreaking. But, not all home sale transactions close, so you might have a second chance. Or, you could consider making a backup offer.

A backup offer is an offer that is negotiated like any other offer until the buyers and sellers reach a price and terms that are mutually acceptable. A unique term of the agreement is that it is accepted as a backup offer subject to the collapse of a previously accepted offer that is in primary position.  more...

Changing title under spouse's nose

By Robert Bruss, Monday, January 29, 2007.

DEAR BOB: My mother, now divorced, owned a house with her former husband. But before the divorce papers were finalized, without my mother's knowledge he changed his title to the house from joint tenancy with right of survivorship to tenants in common. He passed away recently. Now his nephew is claiming the house under his will. My mother is still on the title and loan papers. Can a joint tenancy title be changed without permission of the other joint tenant, and is my mother entitled to all or half of the property? --Leslie LeB.  more...

Housing reality: neither bubble nor bottom

By Lou Barnes, Friday, January 26, 2007.

Mortgage rates have risen again, sharply, beginning to push 6.5 percent for low-fee, 30-year loans, and big-media "news" won't discover the jump until late next week because of lags in national surveys. It's real, though, right now.

The definitive 10-year T-note has blown up to 4.88 percent from 4.45 percent only six weeks ago, the damage caused by a colossal bond-market error in economic forecasting. It was just certain last summer and fall that a slowing housing market would tip over the economy, and the Fed would begin to cut its 5.25 percent overnight rate in 2007.  more...

Green building's surprising energy savings

By Katherine Salant, Friday, January 26, 2007.

"Use common sense to make sense."

It sounds like Ben Franklin, but the speaker in this case is David Johnston, a green-building consultant in Boulder, Colo. His Ben Franklin-sounding aphorism, he said in a recent interview, has proved to be a useful, shorthand way of explaining sustainable green-building principles and practices.  more...

Tips for cleaning baseboard heaters

By Paul Bianchina, Friday, January 26, 2007.

Q: Do you have any ideas on how to clean my Cadet baseboard heaters?  When I first turn them on for the winter, I get a black film on the wall above the heater.  What should I do? --G.K.

A: What's probably happening is that during the time the heater is off, dust or other material is accumulating inside the unit. When the heater is turned on in winter, this material burns off and streaks the wall.   more...

Prolonged real estate probate has inheritor worried

By Robert Bruss, Thursday, January 25, 2007.

DEAR BOB: I inherited a house and a two-family duplex from my uncle who died in 2004. The properties are located out of state. I have been in contact with the estate attorney who, I think, is "milking" this simple probate to get as much in fees as he can. It has now been more than two years since my uncle died. He left some stocks and bonds, plus a few bank accounts, and the two properties. But that's about it. The stocks and bonds, as well as the bank accounts, went to other heirs. There are no complications as far as I know. Do probates usually take two years? --Mavis R.  more...
