Chase away media goblins Premium Content

By Lou Barnes, Friday, October 31, 2008.
Flickr photo by <a href="http://www.flickr.com/photos/doug88888/2954466648/" target=blank>doug88888</a>.

Ghosts and goblins descended upon us way back in mid-September, deviling civilians and bankers alike in a rolling Halloween that will not end with the dawn. This is the wrong year to sneak up and shout, "BOO!!" That might finish somebody off altogether.

As confusing and frightening as this interval is, there is progress -- a lot of it, and less damage than the leapfroggers of doom would have it. "You think this is bad? Lemme tell you how really bad …" "Oh yeah? That's nothing; wait'll you hear this. …"  more...

Concrete painting 101

By Paul Bianchina, Thursday, October 30, 2008.

Whether it's your garage floor, your patio or some other spot where that concrete slab could use some dressing up, a coat of paint might be just what's needed. The trick to a good-looking, long-lasting paint job on concrete is to select the right paint, and don't skimp on the prep work.

(This is Part 2 of a two-part series. Read Part 1, "Sure-fire ways to boost Web leads.")

Does your Web site consistently generate leads that turn into closed business? If not, today's column explains how you can take your Web leads and turn more of them into closed business.  more...

Agents' skills provide an exit option

By Teresa Boardman, Wednesday, October 29, 2008.

There is a large society out there that I am a member of and so are many of the Inman readers. We call it the RE blogosphere, made up of real estate bloggers. In recent weeks some of our most prolific members have developed writer's block. Some of us are not exactly sure what to think about current events or what our own futures hold.  more...

Landlord: Lawyers too risky as tenants

By Janet Portman, Wednesday, October 29, 2008.

Q: My wife and I have been turned down for a home we tried to rent. Our credit is good, our references are excellent, and we make more than three times the monthly rent -- but I'm a lawyer! The landlord told me she won't rent to lawyers, because she's found them to be hard to deal with. Is this illegal discrimination? --Larry L.  more...

Buyers, be careful what you sign at escrow

By Tara-Nicholle Nelson, Wednesday, October 29, 2008.

Q: I am about to buy a home. I have heard that I should request a copy of my closing documents several days prior to my scheduled signing. What should I be looking for, and who can I hire to help me go over them?  more...

Chimney works best with flue liner

By Bill and Kevin Burnett, Tuesday, October 28, 2008.

Q: We bought a Queen Anne Victorian 10 years ago, but have never used the chimneys because the chimney sweep said pigeons had been pecking at the mortar. There is no chimney liner. I have been up on the roof and see where some of the mortar is missing, and think I could easily fix that. I tore out the plaster on the first floor covering the chimney, thinking I might just be able to repair it from the outside, but it all looks pretty good.  more...

Make your own luck Premium Content

By Kris Berg, Tuesday, October 28, 2008.
Flickr photo by <a href="http://www.flickr.com/photos/60058591@N00/577718005/" target=blank>Lara604</a>.

I was leaving a restaurant with my husband and youngest daughter when Steve spotted a coin on the ground. "Look, Emily, a lucky penny!" he shrieked. As my daughter bent down to reach for it, I countered with my own shriek, "No! It's tails!" You see, being enlightened and well-studied in the rules of lucky pennies, I knew that they are lucky only if they are resting heads up. Trust me; it's been studied. My husband, on the other hand, is less educated in this regard. One could argue he needs to get out more.

My daughter didn't miss a beat, however. She proceeded to grasp the copper prize (OK, mostly zinc, but you get the point) and flip it over, returning it to its place on the sidewalk.  more...

Unemployment could knock out housing Premium Content

By Marcie Geffner, Tuesday, October 28, 2008.

First, subprime mortgages exploded and home prices crashed. Then, the financial markets fell apart. Will unemployment be the proverbial next shoe to drop on the already weakened U.S. housing markets? If so, the implications for real estate will be profound indeed.

Historically, employment and home sales have been inextricably linked: People who had good jobs with steady paychecks bought homes while people whose income wasn't reliable weren't given home loans.  more...

Homeowners burned by insurer

By Barry Stone, Monday, October 27, 2008.

DEAR BARRY: Last winter, we had a house fire. The burn damage inside was relatively small, but the smoke damage was extreme. It was so bad that we had to move out for several months, and the drywall, insulation and floor coverings had to be removed from every room. While the house was unoccupied, the winter was unusually harsh, with ice on the inside and outside of the building. During this time, most of the windowpanes cracked, and the window frames no longer slide normally. The insurance company does not consider this to be part of the fire damage and is unwilling to pay for new windows. How can we convince it that the windows would not have broken if there hadn't been a fire? --Rebecca  more...

How I sold my beach house Premium Content

By Alison Rogers, Sunday, October 26, 2008.
Flickr photo by <a href="http://www.flickr.com/photos/landhere/210269419/" target=blank>landhere</a>.

I sold the beach house today, or maybe it was yesterday.

After having been an agent, it was surreal to be at a closing as a principal again. A little history: In 2001 I went through a bad breakup, and my ex and I split the apartment that we co-owned. I took my original equity and bought a little studio in the city, and took my profits and bought a beach house. That "two-home" solution was perfect when I was single, and even when I was married and didn't work constantly, but for our current lifestyle, hubby and I decided that we needed one bigger place in the city.  more...

The art of counteroffers

By Dian Hymer, Sunday, October 26, 2008.

Negotiation is back in style. It's not uncommon for buyers and sellers to have many rounds of counteroffering back and forth before they arrive at a contract that is completely agreeable to all involved. When this is accomplished, the contract is ratified.

However, there is another important element involved in ratifying a contract. Until a residential purchase contract is completely signed, and the final signed documents are delivered back to the other party or that party's agent, the listing is not sold.  more...

Homeowners, be careful signing divorce papers

By Benny Kass, Sunday, October 26, 2008.

DEAR BENNY: I am recently divorced. We had two houses. In the divorce, I got one and he got one. We both signed quitclaim deeds to each other. However, I needed to refinance mine to pay off the bills I accumulated just to get my house back into livable shape. (It was a rental while we were married.) Both houses have mortgage loans: Mine carries a rate of 6 percent and his is at 5.75 percent interest. Needless to say, there is no incentive for him to refinance that favorable loan rate.  more...

Regulation couldn't prevent mortgage crisis

By Jack Guttentag, Sunday, October 26, 2008.

When a presidential election falls in the middle of a financial crisis, it is not surprising that we are besieged with misinformation. Much of it is finger-pointing about responsibility for the absence of effective regulation that would have stopped or moderated the crisis. This article aims to provide some perspective on this issue.

Political responsibility for inadequate regulation: There are two sectors where more extensive regulation might have made a difference. These are the investment banks and the government-sponsored enterprises (GSEs) of Fannie Mae and Freddie Mac.  more...
