Mount Olive Parkade gets new owner

Marcus & Millichap brokered the sale of the 96,608-square-foot Mount Olive Parkade shopping center in Mt. Olive, N.J.

The value of the transaction was $19 million.

Mount Olive Parkade is located at 7 Naughright Road/Route 46. A&P Grocery anchors the center. Dollar Tree, Rockaway Bedding and Burger King occupy space in the center. The Parkade was constructed in 1999 on approximately 32 acres.

A Manchester, Conn.-based investment group sold the property to Oster Realty Corp.  more...

Rosewood at Flower Hill sells in Maryland

Transwestern Commercial Services on Tuesday announced that its Institutional Multifamily Group brokered the sale of Rosewood at Flower Hill, a 240-unit multifamily community in Gaithersburg, Md.

The value of the transaction was not disclosed.

Rosewood at Flower Hill, which is located at 18318 Streamside Drive, is a garden-style rental community with 84 one-bedroom units, 130 two-bedroom units and 26 three-bedroom units. The property was remodeled last year.

Fairfield Residential sold the property to an affiliate of Rockville, Md.-based Stellar Advisors.  more...

Demand for commercial real estate trends up

The growing U.S. economy will eventually need to add workers, which will foster positive fundamentals for commercial real estate, according to the National Association of Realtors Commercial Real Estate Quarterly.

David Lereah, NAR's chief economist, said the demand for commercial real estate space is trending up. "With a continuation of low interest rates and high productivity, the economy is experiencing a recovery. Since employers have gotten about as much as they can from higher productivity, they'll have to start hiring more workers which will boost the demand for space."  more...

Judge approves $93 million Homestore settlement

Mortgage cos. increase tech spend

Mortgage companies spent an average $140 million each on total tech spending last year, according to a study released by the Mortgage Bankers Association.

About 67 percent of tech spending went to origination functions and 33 percent went to servicing functions. As mortgage volume eases, company technology budgets over the next few years are expected to focus on loan origination system conversions, consolidations and systems development, the study found.  more...

Refi activity surges

Overall mortgage purchases jumped 25.6 percent last week to 8-month highs on a seasonally adjusted basis, as borrowers scrambled to refinance with lower interest rates, according to the Mortgage Bankers Association's weekly survey.

The MBA seasonally adjusted refinance index increased by 39.7 percent to 4,983.7 from 3,567.6 one week earlier. The seasonally adjusted purchase index increased by 5.6 percent to 452.4 from 428.6 the previous week.  more...

Mortgage rates trend upward

Long-term mortgage interest rates were slightly higher Tuesday, and the benchmark 10-year Treasury bond yield dropped to 3.68 percent.

The 30-year fixed-rate average rose to 5.11 percent, and the 15-year fixed-rate rose slightly to 4.42 percent. The 1-year adjustable remained at 2.95 percent.

The 30-year Treasury bond yield fell to 4.64 percent.
