Texas real estate groups plan merger

Two local Realtor associations in Texas want to join forces to form what would become one of the largest such groups in the country.

The Greater Dallas Association of Realtors and the Northeast Tarrant County Association of Realtors are discussing a merger, which could become effective in January 2005, if members approve the plan in a vote later this year.  more...

Multifamily communities purchased in El Paso

Hendricks & Partners arranged the sales of the 100-unit Del Este and the 174-unit Del Este II multifamily communities in El Paso, Texas.

The total value of the transactions was not disclosed.

El Paso-based Firestone/Montana LTD sold Del Este, located at 3541 Peerless, to an undisclosed buyer.

El Paso-based Shannon Place Partners LP sold Del Este II, located at 10561 Shannon Place, to El Paso-based EPT Dos Santos Apartments Limited Partnership.

Winston Black of the Colorado Springs office of Hendricks & Partners negotiated the sales.  more...

SoCal industrial park sells to Koll Co.

Grubb & Ellis/BRE Commercial brokered the sale of the 155,000-square-foot La Costa Meadows Industrial Center in San Marcos, Calif.

The sale price for the eight-building business park, located at NEC Rancho Santa Fe Road and La Costa Meadows Drive, was $12 million.

The Koll Co. purchased the property from La Costa Meadows Industrial Center LP.

San Diego-based Grubb & Ellis/BRE Commercial is a privately held commercial real estate brokerage.

Boston University leases lab space

The Trustees of Boston University and Boston University Medical Center have leased 53,000 and 43,000 square feet, respectively, in a 160,000-square-foot laboratory facility at BioSquare in Boston.

The total value of the transactions was not disclosed.

The eight-story building, located at 670 Albany St., was 60 percent leased with the closing of these transactions.  more...

Wall Street pummels real estate stocks

Stock prices of publicly owned companies throughout the housing sector have tumbled in recent weeks as mortgage interest rates have risen in anticipation of the Federal Reserve raising its key funds rate.

Some interest rate-sensitive stocks have dipped as much as 26 percent since March 31, the last time the Mortgage Bankers Association's weekly survey reported an average interest rate lower than 5.5 percent on the benchmark 30-year fixed-rate mortgage. Not all stock prices have lost a fourth of their value, but many have suffered losses of about 15 percent.  more...

SAN FRANCISCO–In a glimpse of the future, real estate agents will whisk off to home showings in their flying cars, unlock the front door by voice activation and give home buyers visors equipped with drop-down computer screens.

Or maybe they'll just skip the showing altogether and instead send ASIMO, the office robot.

Trial set for former Homestore execs

A lawsuit against former Homestore executives and the online real estate company's former accountants PricewaterhouseCoopers is set to begin trial next month.

A trial date has been set for June 14 against the remaining defendants in the civil litigation, the California State Teachers' Retirement System confirmed yesterday. CalSTRS is the lead plaintiff in an investor complaint against Homestore's former executives and accountants.

Real estate, help wanted ads increase

Real estate advertising increased 3.7 percent in April at newspapers published by Knight Ridder, the nation's second largest newspaper publisher, the company said today.

Total advertising revenue was up 1.1 percent last month and up 1.8 percent year-to-date. Total classified advertising was up 5.4 percent in April.

Within classified, recruitment was up 15.7 percent for the month. All newspapers had increases in help wanted, including 20 with double-digit gains, a sign the economy is strengthening.  more...

Home construction posts gains

The number of building permits, housing starts and housing completions in April all exceeded April 2003 numbers by more than 10 percent, the U.S. Census Bureau and U.S. Department of Housing and Urban Development announced in a monthly report on residential construction, but April 2004 building permits and housing starts were down from the prior month's totals.  more...

Stewart acquires Montana title co.

Stewart Title Co. has acquired Security Title of Billings, Mont., the company announced today.

Existing key management and staff have remained with the company. Paul McCann is the general manger and Jan Hansen is the escrow manager.

Security Title opened its doors 12 years ago and has grown to be Billings' largest title agency.

Stewart's last two acquisitions were in California – Santa Cruz Title Co. in Santa Cruz and California Land Title of Marin (Cal Land) in San Rafael.  more...

Prudential gains Iowa real estate brokerage

Prudential Real Estate Affiliates recently announced a merger with Council Bluffs, Iowa-based Lakeshore Realty, which will now operate as Prudential Lakeshore Realty.

Prudential Lakeshore Realty, located at 4409 Piute St., is a real estate company that specializes in residential, commercial and agricultural properties to clients in the Council Bluffs area, as well as Omaha, Neb., and surrounding suburbs.

Owners Dave and Kathy Rogness operated the firm independently for the past three years.  more...

Mortgage rates dip further

Long-term mortgage interest rates were down Monday, and the benchmark 10-year Treasury bond yield fell to 4.69 percent.

The 30-year fixed-rate average dropped to 5.98 percent, and the 15-year fixed-rate decreased to 5.36 percent. The 1-year adjustable was down slightly at 3.49 percent.

The 30-year Treasury bond yield decreased to 5.43 percent.
