Those (so-called "junk fees"), in my experience, are part of the independent contractor agreement between the agent and their brokerage. They have been put there because of the demand by agents for ever-increasing splits without regard for the cost of the services the brokerage must provide. So, as splits have increased in favor of the agent, various fees for specific services have been implemented -- and agreed to by the agents so that the brokerage can survive.  more...

Four years ago, when Judy Cruz decided to try to sell her house on her own, it couldn't have been easier. She struck up a conversation with a neighbor who said he'd love to buy it from her. Deal done.

But when she decided to sell her Chicago condo this year, it was a different story.

"I tried advertising it online for four months," said Cruz, who explained that posting free classifieds on Craigslist were the sum of her efforts.  more...
