Don't be afraid to negotiate. Including those things in the "Standard Contract" that are "Usual and Customary" and not mandated by law. Who pays for what (Seller or Buyer ... or maybe the RealtorĀ®). It is OK for the agent to share in the pain, but don't de-motivate your Agent. You want them to work for you.
You may even find it advantageous to "motivate" your agent to show you properties that are not listed in the MLS. You may find some better deals.
