Thanks for sharing this. For those who want to dive into the numbers a bit, I just posted an update at http://bhgrealestateblog.com/2008/09/23/market-phases-the-data-speaks/. In the post, there's a link to a spreadsheet so anyone can input their local data and figure out what Phase they're in.
