Rolling through the holiday real estate lull

By Alison Rogers, Friday, December 2, 2005.

So I hope you don't mind that I'm writing this column from the Patti Smith concert.

Writers' work has always been portable: have stone tablet and chisel, will travel. But the flip side of being able to work anywhere is being able to work everywhere; I fear the world is beginning to catch up with us on that score.

Certainly real estate agents will agree that's true. Ask agents what the negatives of their job are, and they'll almost certainly say "working weekends."

Of course now everyone works weekends. Those lazy Saturday/Sunday afternoon hours?  more...

Perfectionism pays off in real estate

By Alison Rogers, Monday, November 28, 2005.

I'm...meticulous. The quality of my work is shown in a fierce attention to detail, an ability to make sure that everything is just right and double-checked.

In other words, I don't trust other people. And that's putting it mildly. Agent Mulder here is often sad that there are even other people in the world, people without the same attention to detail that makes me so meticulous. Or in the words of my husband, "crazy."

(Technically, I know crazy is just one word, but he's used it several times.)  more...

Real estate tech glitches: Beyond two Styrofoam cups

By Alison Rogers, Friday, November 11, 2005.

It has never been my good fortune to work for a company with decent computer systems.  more...

Blood, sweat and tears at first foreclosure sale

By Alison Rogers, Friday, November 4, 2005.

"Know all men by these presents." It sounds like the kind of thing that should get said at a sheriff's sale, but I don't think anybody actually said it. In fact, the whole atmosphere of my first sheriff's sale – I went to one in Union County, N.J. – was remarkably informal.

When I was real estate editor at the New York Post I cautioned my readers against buying any foreclosed home because it's a box of chocolates – you never know what you're getting.  more...

First real estate rehab sparks debate

By Alison Rogers, Thursday, October 27, 2005.

Last week, you may remember, my partners had nixed my first rehab candidate, a small house in North Newark, arguing that the neighborhood was too shaky. (The house is at www.gsmls.com, #2083653; as a non-member of the MLS, you can find it by searching for $175K houses in Newark City in Essex County.)

Anyway, I asked readers to comment on the house – and boy, am I glad I did! I learned more from the dozen e-mails I got than I have in weeks of walking around my target neighborhood.  more...

House flipper eyes first real estate rehab

By Alison Rogers, Thursday, October 20, 2005.

Dear Readers (and backseat drivers):

I found the first house I want to rehab. Would you let me do it?

It's a single-family house in Newark, which is the kind of property I want to specialize in; and it needs a facelift, which I think provides a lot of bang for the buck.  more...

Diary of a real estate flipper

By Alison Rogers, Thursday, October 13, 2005.

Like most people who work at desks for a living, my husband is slightly suspicious of my new freelance lifestyle. He called me the other day – a day when I was supposed to be looking at houses – and he heard the TV on in the background. "What are you doing, hon?" he asked.

"I'm watching 'Flip This House,'" I replied. "It's research."

Perhaps a result of the 72 straight hours of kidding I had to endure about that, I thought I'd do some nose-to-the-grindstone work: I put down the remote and picked up the telephone.  more...

Working in real estate means learning to drive

By Alison Rogers, Thursday, October 6, 2005.

Week 5: I'm still in start-up mode, waiting for the contracts with my partners to go through. I look forward to cruising around looking at houses, but for now I spend my time researching cars, since it's not clear to me whether I'll be better off leasing or getting a Zipcar. And, of course, I have to learn to drive.

If you live anywhere but New York City, you may wonder how a person could possibly hit the age of 38 without driving. The answer is a sad memory: when I was 15, my dad contracted a rare paralytic disease (imagine a fast-acting multiple sclerosis).  more...

Flipper aces real estate exam

By Alison Rogers, Thursday, September 29, 2005.

After four weeks of real estate class, graduation! On Thursday I passed the state exam, which means I now have a New Jersey salesperson's license. And, Gentle Reader, I can't resist giving you the benefit of my whole four weeks of experience. If you're getting your license anywhere, read on:

  • LEARN HALF THE MATH. The math-phobic in our class have spent an inordinate amount of time worrying about the eight or so word problems they're going to face – only about 10 percent of the test!  more...

Inside the flipper's home office

By Alison Rogers, Thursday, September 22, 2005.

As I write this, I'm eating dinner at my desk. A pretty common occurrence for many of you, but then, my desk is also my coffee table, and my Aeron-chair-equivalent is the living room sofa. I think you can learn a lot about a person from the kind of office that they work in. My office looks pretty homey – but of course it's in my home. I am my own plant service, and, I must say, the begonias look crappy.  more...

Flipper heads to real estate school

By Alison Rogers, Thursday, September 15, 2005.

I had forgotten about linoleum.

I don't mean the stuff you may have in your kitchen; that's underfoot, you clean it every now and then, and probably don't think about it. I mean good ol' classroom linoleum, where you count the squares, and scrutinize the edges to make sure they're lined up straight, and squint at the pattern of the black marks to find the face of Jesus.  more...
