A lesson in real estate education

As I begin the year with my business plan and budget in place I have been thinking a lot about education.

I used to work in a real estate office where there was this agent -- I'll just call him "Sam." Sam was the master of finding free continuing education courses (CEUs). As real estate licensees in Minnesota we are required to take 15 CEUs every year.  more...

Business slows down a bit over the holidays but it usually picks up fairly quickly at the beginning of the year. I am already getting calls from people who want to put their homes on the market after the holidays and will be very busy this January.

During the holidays I have had a little extra time to network and to connect with people. I have rediscovered the value of networking. Most of my networking starts on the Internet, but it doesn't end there.  more...

People seem to believe what they see on the Internet. In the Web 2.0, where everyone has a say, the Internet can work for us or against us. My sense is that in 2009 we will all need to make sure it is working for us and we will need to take charge of it.

When it comes to personal marketing, we are no longer in control of the message. Consumers can rate Realtors on Web sites and they don't even need to tell us who they are.  more...

Finding work in the new economy

Even though there were more real estate transactions in my market area in 2008 than there were in 2007, less money changed hands. The data I am looking at indicates that the dollar-volume of homes sold is almost 28 percent lower than last year's dollar volume. Home sellers felt the squeeze as did local real estate agents.

The homes that sold were lower-priced homes in neighborhoods with high foreclosure rates, and many homes in the area lost some value between 2007 and 2008.  more...

Searching for a real estate 'Santa'

Some people believe in Santa Claus and some don't. Some believe in magic or angels. In our industry people are looking for something to believe in again and they are looking for leadership. Most of us know there isn't any magic, just hard work, but we are always looking for ways to make it easier.

Control your online real estate assets

Agent recruiting is at an all-time high. The postcards come in the mail, and I receive e-mails from new companies and old companies. There are ads for real estate agents on the Internet, too. To an industry outsider it might even look like there is some kind of a shortage.

There is a shortage of sorts: If the real estate companies can't make a profit from our sales, they will fold. They need as many agents as they can get, and they need to keep the agents who are generating sales.  more...

Realtors have been the industry leaders on the Internet, especially when it comes to Web 2.0. People like me started blogging years ago, before our brokerages even knew what a blog was. Then we moved onto networks like ActiveRain. I joined the month that company started up.  more...

Ugly listings bad for business

I recently had lunch with a past client, and we had an interesting conversation about Realtors and real estate companies.

Like most consumers, my lunch date believes that real estate companies sell real estate. I set him straight on that by explaining that real estate companies do not sell any real estate at all. The agents, who are independent contractors, go out and find people who want to buy or sell houses. We do all the work and incur most of the expense.  more...

Are Realtors as vital as bread or cereal?

I sure hope that Realtors are as important as bread, and cereal. I buy both products on a regular basis. I have a complaint about both of them too. It is about the packaging.

It would be nice if bread came in a box, instead of a bag. That way it wouldn't get smashed in the shopping bag, and I could bring it home and just set it on the counter by the toaster. I would stand it up on the small end so it doesn't take as much space.  more...

I've got a plan

Every October I start my business plan for the next year. I like to have it finished by Nov. 1. My process starts with a critical evaluation of the past year.

I keep it simple by deciding how much money I want to make and calculate how many transactions I will need to achieve my goal. I then list where the business will come from. I can count on a number of transactions from past clients, friends, neighbors and referrals. The rest will come in through the Internet.  more...

Living in borrowed times

I am writing this today from Main Street America, the very same street that we have heard about on the news as the $700 billion financial rescue package was being discussed. I can almost see the street from my desk, but not quite.

It is lined with trees and brick buildings with shops in them. There are several restaurants, some bars, coffee shops and antique shops. The business owners I have talked to tell me that business is slow, it has been for months, and will continue to be slow in the coming months.  more...

The hard truth about the hard sell

The hard sell doesn't work with me and it hasn't for a long time. These days I am feeling harassed as the articles I write on the Internet attract salespeople of all stripes. The relentless sales pitches clog my e-mail accounts, tie up my cell phone and pollute my Twitter stream.

Last week I had to block a vendor who is following me on Twitter. He started pitching his product to me a couple of times a day and managed to get on my last nerve.  more...
