Real Estate Blog as Exclusive Buyer Agency Business Generator

The blog has been viewed nearly 90,000 times, yet I am not getting as much "business" from the blog as I anticipated. More importantly, I just closed my Remax office and I want to open an Exclusive Buyer Agency in the Hamptons, where I have been listing/selling/managing/brokering for ten years. I'm looking for a model that has successfully used the blog as an income/lead/business generating platform for a Buyers Brokerage in a luxury market. Our median price is approx $1M and average sales price is closer to $2M. The market does not have a functioning MLS, because the brokers have blocked it from taking hold so they can reduce "outside" competition and create a barrier to entry. Why would you want to attack this market when it sounds like others would be easier to go after?
From past experience high end sellers and buyers don't typically turn to the web as often as other buyer groups. They tend to ask for referrals or use agents that they have worked with in the past. Not saying it can't be done, just noting that there are other more efficient ways to target high end buyers.

I think the key to reaching your market is writing about what consumers in the area are interested in... namely what is happening in the local market. I am in an upscale market and find that most of my readers want upated market information not the local high school football score.
While many upscale buyers and sellers seek referrals from friends or business associates a larger number then you think are using the internet. Consumers who are buying and selling want accurate information about home prices, the number of sales and local real estate trends. If you provide valuable information and are considered an authority in your area... you will be contacted by buyers and sellers.

The Hamptons is definitely a high priced luxury real estate market.
You might think about doing some statistical analysis on the market. High end buyers do like reading articles that are in-depth with graphics and detail information about the market conditions.
Think of your blog as a mini-WSJ for Hampton real estate.

Typically high end buyers and sellers are older and are not as proficient (or even comfortable) with technology. Even the Boomers who are in their prime earning years use technology for efficiency but not to the extent used by GenXers nor definitely not as the Millennials. The point to remember is that those latter generations are growing into the high end properties and the real estate scene will have to change with them.

There are two schools of thought about what real estate blogging should look like. One is that you should be fully focused on real estate content, first to get the search engines to notice, and the other is that you want to target those ready to buy or sell right now.
