Pendings down 71.07%
Solds down 4.32%
As for Average Prices: Apr. 13 - Apr. 19, 2008
(compared to the same week in 2007)
The "New Listings" average list price increased 1.59% to $311,131. Last week that number was $323,955. In 2007 the new listing average list price was $306,254.
Sold average sales prices increased 15.83% to $268,124. Last week it was $230,827.
In 2007 it was $231,488 for the same week.

It looks like May will be a slow one based on the pendings being so far down from last year. If you're selling keep your shirt on and price your home aggressively. That's the best strategy for a sale this year in the Austin market.

Your market sounds very similar to ours. I see 20 - 50 new listings every day but only 5 - 10 listings selling. Two years ago we had 2000 homes on the market now we have over 5270!

I hear ya Mike. Unfortunately it seems to just keep getting worse.
