Group 1: What would the physical brokerage office of the future look like? Come up with top three things

Group 2: Rethinking the virtual brokerage of the future look like, and how would it interact with the consumer?

Group 3. What would the business model of the future look like, between the broker and the agent? What could compensation look like, commission splits,

Group 4: We are CONSUMERS, both buyers and sellers!!!! We've experienced the current business model, and we don't like it! What would consumers like to be able to see and do in the future?

Think outside the confines of the MLS?

eg. Brokers say they have all of the listings, but they are limited to the MLS. What about FSBOs, foreclosures, properties not presently on the market. etc?

We always talk about the external look of a brokerage but no one really wants to discuss what the inside looks like. What I am getting at is the services and standards we provide the agents. I spent time in many sessions and listened to the agents speaking and many are looking for guidance and training to keep up with all the technology that is coming from everywhere. I would love to see some forums on what brokerages are doing to help keep the current agents up to speed.

This was a fun participatory panel. I worked on the group that was designing an office. Our thoughts were reflected in the advice of Alex Perriello of Realogy the next morning. Offices of the future need to be smaller. Not everyone needs a desk. Our vision in the group was simply multimedia conference rooms to meet clients in, a few places to work and access printers and other larger scale office tools. An inviting space with a concierge service. We eventually called it Apple meets Starbucks for the respect that Apple shows you when you come into their stores and the comfort of a Starbucks where everyone can gather.
We felt it was more important to have flexible space rather than desk space. Space where you could hold seminars or events rather than rows of cubicles.
