What Kind of Phone Call Does an Investor Want?
Posted in The Real Estate Agent of the Future By TReXGlobal, Monday, December 29, 2008.There are many different ways to cultivate relationships with investor clients, and a lot of it starts on the phone. Accomplishing a productive phone call can be difficult for those who are a little less experienced with marketing to investors.
How do you talk to investors? As we all know, if we can't get beyond a phone call, we won't get very far at all... What things have you seen that have worked?

A phone call can be difficult for those who don't know what to say. Some agents use FORD (Family, Occupation, Recreation, Dreams) as a framework for conversation, which is a step in the right direction because it lets your clients know that a business transaction is not your only concern - but it can be difficult to pull off, especially with investors who know you are not being genuine.
For example, I got a call from an agent who helped me purchase a duplex a year ago. Out of the blue, he started asking questions about things that were completely irrelevant - like how was my job, my family, etc… He gave me an eerie feeling that my best interests were not in his mind - and I immediately knew that I would never deal with that agent.
Another agent that I had used 10 months previously - called me one day out of the blue (around tax season) to ask if it was OK to send my HUD statement to me in the mail. I said "what for, I already had a copy." She said there was some tax information that I would want to account for, and that she would circle the numbers and send instructions for my accountant. I couldn't say no. When she called me a week later to make sure I had received her letter, I said yes, and she said great. She told me to have a nice day, and she ended the conversation... I was stunned, no pitch yet!
A few weeks later, after doing my taxes, I called the agent to thank her for her assistance. She told me not to mention it, and this was something she did for all her clients. We had a random discussion about the weather, and before I knew it, our conversation was over. Not once during my interaction did this agent make me feel like I was business to her, and if I didn't already know it, I would not be able to tell that I was talking with a real estate professional.
So when considering which phone call the investor would want to get and why - consider this question: which agent would you go to for your real estate needs?
If you cultivate long term relationships with your clients, the business will follow!
