TO BUY OR NOT TO BUY? THAT IS THE QUESTION

I don't understand what is happening in the marketplace. Buyers are taking for ever to buy and sellers thinl their house is worth more than the other houses in the area. A lot of the sellers I talked to already took out their equity in their homes and wonder why they can't get what they want fot their home. I see what they mean when they say "YOUR HOME IS WORTH LESS THAN YOUR MORTGAGE" Now you tell me who is at fault for the downfall in housing??????????????????????????????????????????????

Dear Phyllis,

We have noticed this in our area as well. Properties are sitting on the market a bit longer then last year but luckly, are still holding their value. I have worked with a lot of buyers recently and the recurring emotion from buyers is one of indecision and lack of confidence. They are being told by the mass media: this is not a good time to buy... home values are not at the bottom and to wait... leasing now is a better choice... there is no more mortgage money to be had... I could go on and on.

While none of the above comments apply to our area, the toughest job we have as agents right now is to education our buyers and sellers as to what is really happening in our Katy and West Houston market. The media is only focused on Florida, Arizona and California... all markets that in the past were the high flyers but now have normalized and this continuous stream of "bad news" sells papers and advertising. In fact, for the remainder of this election year, we will be hard pressed to hear good news from the mainstream media regardless of the truth.

Might have some bearing on seller-side issues anyway. Please let me know if/when you post something on it.
