I'm running a charitable 5k race in about a week. The charity gives funds to families with children in wheelchairs to build ramps and so on to make their homes better. Since I'm a real estate technology partner (aka evil vendor) I figure it's a good way for me to do something direct for people and for the housing market. Even if it seems small in the grand scheme of things, it isn't small for the homeowners though!. more...

Everyone knows the importance of having ‘hyperlocal’ content on your blog, but how many people, I wonder, recognize the importance of being ‘hyperpersonal’? Last week I was tasked to uncover some hyperlocal blogs in our current clients’ markets. Most ‘experts’ will say the best way to get on another blogger’s radar would be to lurk around the site until you find a post you feel comfortable commenting on. But I must say that I am not a fan of waiting, plain and simple. more...

Last week’s team meeting produced an interesting tale of ‘overpricing woe’. The parents of one of my associates listed their house in mid-2006 at $590,000. The inaccurate list price was determined by their real estate agent, and the property sat on market for nearly 2 years, suffering a price drop of almost $200K. By the time my co-worker’s family unloaded the property, they had to settle for only $400,000; this unpleasant situation could’ve been avoided if only it had initially hit the market in the correct price range. more...
Hey everyone,
I just wrote a new column talking about recent search engine trends and how you might want to adjust your SEO tactics. For many of you, it probably won't be an adjustment or much of one (if you're here in the marketing 2.0 thread you're probably already doing a lot of the best practices).

I have just learned of a farm available in Missouri near Ballwin. It is 226 acreas with a 4 Bedroom, 1.5 Bath 2,720 sq ft home built in 1910. It has a large barn w/stable. It would make a great family farm to pass down to future generations or a great summer campground. It is listed for $4.9 Million Contact me at lisa.mcknight@century21.com to refer a client for this property.
Real estate investors are the most active buyer in the current markets. They account for more than 1 out of every 5 real estate transactions, and 75% of their purchases are single family homes, condos, and townhouses.

Create your title using keywords and your farming area. Do NOT use ‘Home Page', ‘Index Page', or just your name in the title of your webpage. The recent Earth Day gave the green revolution another shot up the arm. When Earth Day started in 1970 a large number of people (20 million people one country) had already committed to celebrate it. “It is impossible to predict the future.” That’s a statement I have made hundreds of times, both from the stage as well as in print.
Yet considering the most likely scenarios and then preparing for them lessens the shock when some variation of any prediction does materialize. Being caught off guard is just foolish. Why would you fight the future? The future is coming, no matter what. " more...
Starting March 1, investors can once again own and finance up to 10 individual properties and get Fannie Mae backed loans. Previously, an investor with 5 properties, great credit, and documented income could not finance an investment property without bringing in a partner or resorting to creative financing methods.
Undoubtedly, investors who had been halted by the limit are in a position to buy now.
In lieu of this, we started March Marketing Madness (a stimulus aimed at helping agents with these emerging investors). In alphabetical order, here are some tips we have: more...

There's been a loud hullabaloo in the industry lately concerning IDX feeds. A few weeks ago, while driving down California’s sunny coastline, my sister asked me what made me different from every other telemarketer in America. You know who she was referring to: those guys that only seem to call between 6 and 7 p.m. offering you authentic, discount Cuban cigar bundles straight from the tropical beaches of New Jersey. At the time I wasn’t sure how to respond. But the crisp weather of my native Missoula Valley has since jarred my brain into production, and I am now equipped to answer my sister’s query. more...

It’s the first week of February and the time my annual Swanepoel TRENDS Report is released. The 160-page annual publication announces the official list of Top 10 trends, strategies, innovations and changes shaping and changing the business of real estate.
For the last several years we have been summarizing the events of every year and forecasting the most likely shifts in the industry that could impact our industry. We have discussed topics such as the sub prime and housing meltdown (detailed back in December 2005), the growth in global real estate sales and activities and even non-U.S. based companies expanding to the U.S., mortgage fraud, identity theft, the growth of online education, the growth of social media and blogs, and many more.
Here are some of the top 10 Trends included in this year’s Report: more...
Happy mid-January, from Sunny San Diego! Unfortunately, the Inland Empire’s falling median home price is a harsh antithesis to the joyous sunshine that is causing the glare on my computer screen. A major headline in NBC-LA’s evening newscast last night, DataQuick statistics highlight a 35% drop in SoCal home prices since December of last year. The San Diego-based research company reported an MHP (Median Home Price) of $278,000 last month for the six-county region of Southern California. This figure contrasts harshly with December, 2007’s MHP, a dazzling $425,000. more...

Half-empty or half-full? Ethereal vengeance or a blessing in disguise? Whatever your view of the industry’s recession, know this: Those who can, will. Those who can’t will cease to be. And simply put, those who can are the agents who are most effective at self- and time-management. Economic duress will weed out the sun-dried agents in your office that aren’t producing, leaving more on the plate for those of you who are hungry and harbor a willingness to manage your time effectively. more...
In 2007, Forbes Magazine published a list of the 9 most commonly aroused fears. Included on the list were spiders, snakes and bats (oh my!), confined spaces, heights, and public transportation. Surprisingly, there is something else that most people fear more than death: public speaking. Apparently, many out there are afraid of embarrassing themselves in front of large groups, especially in a business setting. Who knew?

When I began plotting out this week’s post, the topic I had in my sights was a how-to on home staging. But then I remembered, “Hey, it’s Christmas tomorrow. Nobody wants to hear about something that might resemble work.” Sadly, by the time I had this realization an hour of research had been logged and I had a full page sitting before me of transcribed brainstorming. Well, “waste not, want not,” Mom used to say. more...
Hey everyone,
I've got a blog at www.Realty.com/blog and my whole question to everyone is what is most important to you when it comes to blogging? Is it for the links? Is it to make your main site more reputable? Is it to build a community (with comments)? Is it everything?
I find I oftentimes have quality content but not enough time to actively promote it within the community. I would love to build some sort of Real Estate blogging network and I suppose that's why I'm on here.
Would love to hear from fellow bloggers and check out your Real Estate blogs as well!
Cheers!
