    What you know - TELL. If the owner tells you there's a problem with (you name it) - you now know - so DISCLOSE. Don't wait until you are asked - that's the same as hiding it. Later when a complaint arises, sure as there's a sun in the sky, the seller will say "Well, I told the agent......so it's his/her fault if you were not told." Your duty to be honest with both parties is an all important part of your professional service to your seller, the buyer and the public, in general.   • It is sad if not a little

    It is sad if not a little sickening to see advertising geared towards a photo of "So and So Brokerage's Top Agent or Associate Broker", then a large photo taken probably ten years (or more) ago when nature was a little kinder with more youth of that period. Then you see "My listings" and there's a photo of a raised Spa and the corner of a pool, or a picture of a mountain over the back wall, with a bed count bath count and $1,500,000 "Reduced". The photos are wrong, and the reduced means you didn't know the Market value in the first place when you took the listing. oops! (And that's the under-breath comment you'll hear when the potential client meets you and doesn't recognize you from the advertised aging glamor shot! The buyers of today are astute, intelligent people of all ages, most of whom are internet saavy and don't care what you looked like several R.E. Market Cycles ago, or how many homes you sold in 2004, when people were tripping over each other to buy inflated value homes. They also are affected by first impressions, and it is not the curbside first impression but the first photo that counts more. Photograph the house from the best front facade, or condo "building style" not it's kitchen. A view of the "view" or of the spa or kitchen tells the viewer nothing about the special home you are trying to sell. If you have a multi-million dollar home to represent, you may best consider a professional photographer for the stand-out property. Treat the potential buyers as you, yourself, would want to be treated. As annoyed as you get, in the same environs as a blow-hard, self centered person, who thinks he or she knows everything better than you, so are the first impressions of your potential buyer and seller clients with "socialite agents" in the fading advertising formats of magazine and newspaper ads, and on vibrant and widely accessible website and social networking sites. The comment above that says "Agents are FORCED to have websites" so doesn't get today's lifestyle and vastly expanding marketplace.     I'm not religious but reading this - I can think of only one word: HALLELUJAH ! There is a chance for homest, experienced, accurate and independent appraisers to survive and provide the best of professional Appraisal Services to the Public. HVCC may have been an attempt to do something right, but it created total havoc in the residential real estate markets. Should I hold my breath for this to come true (and get signed and acted upon) - or is it too soon to turn blue with excitement?
