    Reference my last comments above, and to Realtor Ted Mackel - don't accept out of town Appraisers. Dispute them if you find their values inconsistent with local comps. FHA has specifically ordered that FHA appraisals be done by competent appraisers who know the local area around a subject property. I have been brought in to appraise properties with glaring errors in area and property specifics and value estimates by out of town appraisers. Demand local appraisers.     As a Broker who happens to do mostly Certified Residential Appraisals, I am horrified at the use of BPOs for any form of sales valuation. I have spoken to agents whose ethics make the published Realtor Ethics Promise look like grafitti. They try to do 6 to 10+ BPOs a day, admit they could give a damn about comparable properties being truly comparable, they just rush out the reports to please the lender, and to get their cut of the BPO fee from their broker. They love it if the subject property is in a large tract, that way they can just slam in the same comparables for everything, no matter the notable, individual differences in the properties, within the tract. I was further disturbed when my local Realtor Association was offering classes for around $200 a session - promising to show the agents how to blast out thos BPOs at 10 a day, to make fast fees. Speed was the watch word for the course and accuracy wasn't mentioned. I have been appraising for over 20 years, have never "bent to a Lender's pressure" to make a value and, until the HVCC misappropriated rules upset the apple cart, was bringing in a good living with some of the best appraisals ever, and that's not a boast. Now only appraisers who will do reports for half the fair appraisal price get the work, and the lenders get low level of quality they pay for, let me tell you. Now the fraud that brought the residential real estate market to its knees is being further expanded with slammed out, inaccurate BPOs by the dozen, by the very Realtors who claim ethics is a governor of their work. (These agents will claim they have to make a living somehow, so who cares as long as they get paid. It is sad, and, as a Realtor/Broker and Appraiser, ! am ashamed of what is happening.     Dual Agency is perpetuated by greedy brokers and agents and it is a great disservice to both buyers and sellers. As earlier pointed out, not even good lawyers represent both parties. (emphasis on the word "good"). Every Broker and Agent who believes in "Ethical Responsibility" and doesn't just play lip-service to "ethics 101", should just refuse dual agency and concentrate on honest full representation to their clients and honest dealing with the other side in the transaction. New business is earned from referrals and honest hard work. After the greed, often comes the fall.
