    The time to verify understanding; in deed the time to walk away is WAY BEFORE the day of closing. The time is BEFORE you sign a legally binding contract. The buyer has a contractural obligation to a seller that is above and beyond the loan specs. Buyers can't be allowed to delay or walk away from settlement because they don't know what is going on or what their obligation is within a loan. ... unless, the lender is then on the hook to purchase the property in lieu of their confused client? Then - I gaurantee every buyer will understand their loan and what it will take to pay it off. Otherwise, can you imagine the abuse? No one would ever sell a house if buyers may delay closing on a whem. Or there would be need for a significant non-refundable deposit to "hold" a property until closing.     My experience (20 years) in real estate shows me times have changed. Open houses are not what they were previously. I've sold many homes off open house including my own personal home twice (once with me hosting and once with another agent from my office); so, in theory I should believe. But, why venture out if you can look at the house online at 10pm in your PJ's... unless what you see if exactly what you want. Open houses, here in the Washington, DC & Baltimore suburbs of Anne Arundel County, are poorly attended (as compared years previous), no matter the "gimmick", amount of advertising online, in print & with social media. HOWEVER, what I do see is people stopping by who have agents, have been watching the listing online and wanted a convenient time to see the house ... without bothering their agent to make a special trip. That's fine by me. Most of this people aren't in a position to buy yet ($$ to save, house to sell, etc.), but they are real buyers. No looky-loos. Open house isn't even the agent tool it used to be for me to pick up buyers. Almost all attendees have agents already. What I do see is the number of hits online exponentially increase when there is an open house announcement attached to a listing. I also see my calls & internet inquiries go up and traffic increase with agent showing during the next 2 weeks. That's why I hold the open house ... it gets double exposure on almost every site. Perhaps Steve Haines is right. I might try a Wednesday 5-7pm open house for those that are too busy to venture out on weekends. What really doesn't work, locally, are agent tours. That is a complete waste of time and holding one is only to placate the owner. Generally speaking 3 to 6 agents stop by ... I'd rather put the same energy, time & money into something more effective.
