what is interesting is not comparing high-end sales to the past few years, but comparing them to numbers prior to 2003 (the beginning of "irrational exuberance"). In Nashville, we find the same 4+ year supply over $1M (this only makes up 1% of our sales) but we are selling more of these homes than we ever have (except for 2003-2007).
