Bud Kleppe entered real estate in 2002 and brought with him a passion for technology. Looking at what information was available at the time, he knew there was an opportunity to make buying or selling a home easier by having information that the public actually wanted. Bud believes that unique marketing and smart web presence are extremely important in selling a home. He also believes that in order to represent buyers in THEIR best interests, he needs in-depth knowledge of the market he serves.

Bud created the award winning website, www.YourStPaulHome.com for the Downtown Saint Paul market. A one-stop source for condo and loft living. After seeing fantastic results with this concept, Bud and his wife and business partner, Leslie knew that the concept behind YourStPaulHome.com could be increased to include all of Saint Paul. This was the begining seeds for a new company.

Bud still focuses solely on Downtown, a neighborhood he calls home. Bud is very active in the community, attends many neighborhood functions, and you can routinely see him walking to work from his condo to his office in the Gilbert Building in Downtown.

    @Ben - It's not overly hard to do yourself. I did the building I live in, it takes some time, but it's not that difficult. You will need an attorney to review your governing documents though. I used the attorney our building has on retainer.

    It's been surprising to see the lack of response from HOA's regarding the issue. I feel like the Canary in the coal mine when dealing with them. I'm pretty much an exclusive condo agent, so this subject is very near and dear to my heart. I've been trying to get buildings certified since 2008, with some success. In my market of 27 buildings, only 2 were approved prior to 2008. Both of those buildings had been condos since th early 80's - another time of tough financing for condos. As of today, we're at 8 buildings approved (two more tried and were denied). I don't think home owners realize how much FHA financing is in play right now. I've actually heard from a few sellers who say they don't want their building FHA approved because it brings a lower-class of buyer - an opinion I find disgusting. The plus side of the rule change is this should help keep a healthier stock of HOA's - if they know they could lose their certification if they don't behave financially.

    I agree that just about all of the template sites look horrible, and as you know - it takes a ton of time to make them look unique. I can answer your question on why you had to build your own: You are picky. You don't want fall in line with the thousands of other agents online with template sites. I think the thought of building a site from scratch sounds way to scary for most agents, and the security blanket of the templates sites are too alluring. I will disagree a little bit about the site's purpose though. I think a site can and should be source of real localized information for the city the agent works in. When agents start biting off more than they can chew, thats when the sites start to become useless, in my opinion. My motto for my site is "Come for the blog, stay for the condos" and it has worked good for me.
