We recently had a client who lived in a townhouse and was underwater decide that they had to take advantage of the low rates, as well they were motivated to get a larger house for their two growing boys. They borrowed money from their parents to sell their townhouse, and bought their rancher on 2 acres with plenty of room for the growing boys. Because they couldn't refinance anyway, their <4% interest rate gives them a monthly payment that is not terribly higher than their >6% rate gave them on the townhouse. Sometimes the seller has to get over the equity loss to take advantage of the opportunity that these historically low rates present. From our perspective as realtors helping with short sales, it would seem that the sheer volume of distressed mortgages has taken everyone by surprise. I still don't understand why, now that we can clearly see the tsunami, these banks still don't hire and train and implement protocols to deal with the problems.
