My preferred niche is Seller Financing. I regularly put and/or keep real estate transactions together with seller carry back strategies. Today, creative financing is becoming much more common as sellers realize that offering terms can get them into escrow. Both Investor's Business Daily and Marketwatch.com have recently interviewed me about the increase in owner financing.

My job is to help people underwrite seller financing transactions appropriately so that risk is minimized. As I also broker privately held real estate notes, I can guide sellers in how to preserve the value of the 'paper' they create. Poorly constructed real estate notes will take a beating in the secondary market.

I have four teenagers and I love family life. We enjoy time at our cabin, which sports turn-of-the-(last)century-living: oil lamps and candles for light, firewood for warmth, propane stove and frig for food, crickets and stream-gurgle for nighttime soundtrack, and a nice outhouse for, um . . . relief.

  • What would make the most

    What would make the most difference for me is an application that showed me the active listings meeting my criteria within a radius of my current location. That way, when I'm out with buyer clients, we can see what and where the properties are that we should take a look at, and I have all the information I need about those listings, right on my iPhone.
