A "thumbs up" from the guy down the block is more than some folks seek. I am surprised at the number of clients I have worked with who just call and work with the first agent who answers the phone. I have had a couple of nice sales that way. But it surprises me still.
Once again Kris has hit the nail on the head. For an industry that seems to fear being accused of the unlicensed practice of law more than losing a commission (well maybe that is extreme) there seems to be NO industry consensus on the best common sense practices for risk reduction. One agent "always" does something, while another "never" does it, both for the same purpose of avoiding liability. Heaven forbid we make an honest mistake. Doug Wolfe, GRI
