The families that "need" to solve their housing issue should enter the market. Obviously first-home buyers (tax benefits-rent vs. buy analysis), move-ups and well healed investors. The move-up has great potential provided they can solve the "bridge" loan issue. Otherwise they buy on contingency and when they find a "steal" list and price their home at a point where it will sell so they can take advantage of the move-up. The need to move-up because they have outgrown their homes and/or lifestyles. The two best markets in my career were in the 80-81 and 90-91 markets. There was significant attrition and many agents moved into part-time status. Most agents didn't have their heads in the game. Challenging markets provide great opportunities and my advice is to focus on customer service and managing your mindset.
